<br />totaling 160,000 square feet. <br /> <br /> <br />Staff Public Notice Certification: <br /> <br />Paul Wood, Planning Director, certified that public notice was published in the Louisville Times <br />on Wednesday February 3, 1999, mailed to surrounding property owners on February 3, 1999, <br />and posted in City Hall. All Planning Commissioners verified that they were familiar with the site. <br /> <br />Staff Report of Facts and Issues: <br /> <br />Paul Wood presented the details of this matter as stated in the staff report. Mr. Wood read into <br />the record a letter from the applicant received on February 18, 1999, withdrawing any request for <br />Special Review Use approval at the Planning Commission hearing on this date. Mr. Wood stated <br />that if the applicant does desire to incorporate Special Review Uses into this PUD approval, that <br />would be necessary to advertise for that at a final hearing before the Planning Commission. <br /> <br />Chairman Boulet moved that the Commission exclude consideration of Special Review Uses for <br />this proposal at this hearing. Seconded by Jeffrey Lipton. Unanimous voice vote in favor. Mr. <br />Lee’s letter of February 18, 1999, was entered into the record. <br /> <br />Paul Wood stated that staff is recommending denial of this application at this time. <br /> <br />Commission Questions: <br /> <br />None. <br /> <br />Applicant Presentation: <br /> <br />Bob West with Oz Architecture, 2336 Pearl Street, Boulder, CO representing Jim Vasbinder with <br />Etkin Johnson and Jon Lee with the Colorado Tech Land Company. Mr. West stated that they <br />have some disagreements with Staff comments regarding the City Council meeting and how they <br />were perceived on this project. Mr. West introduced a 3-D CAD model of the Business Center at <br />CTC with concepts of buildings and explained their intentions to the Planning Commission. Mr. <br />West stated that they have increased landscaping substantially from the original proposal and have <br />tried to add screening. Mr. West stated that they have provided the landscaping to the entrances <br />to the site per the PUD, and now are being told that it is inappropriate. Mr. West indicated that <br />they are following the overlay PUD and they have some disagreements with Staff regarding <br />certain issues. Mr. West asked for the Commission’s direction on some of the big issues so that <br />they can move forward with their comments. <br /> <br />Mr. Lee is not sure if this should be a Preliminary or a Final PUD and would like to have that <br />reflected on the record.
