All Planning Commissioners verified that they were familiar with the site. <br /> <br />Staff Report and Facts and Issues: <br /> <br />Mr. Johnstone stated that the property is zoned PCZD as part of the Business Center at CTC <br />general development plan. The Plan was amended in the Spring of 1999 to allow restaurants to <br />be considered as special review uses in this sub-area. The City’s CDDSG are required to met for <br />any use requiring SRU approval. Mr. Johnstone presented the details of this matter as stated in <br />the staff report. <br /> <br />Commission Questions: <br /> <br />Commissioner Boulet asked about the proposed landscape easement to the east. Is it being <br />proposed so that it is crafted in such a way that it will not satisfy the landscape requirements of <br />the property to the east or the setback requirements. <br /> <br />Mr. Johnstone stated that it has not been drafted at this point. It could be crafted in that way if <br />that is what the PC would like. <br /> <br />Commissioner Thompson asked about the Northwest corner that might be encroached upon <br />where the building is and how tight it might be. <br /> <br />Mr. Johnstone does not think that it would go into the building footprint. It would cover the <br />Northern Colorado easement of 30 feet. <br /> <br />Commissioner Pritchard asked how many compact spaces there are on this project. Johnstone <br />said between 20 and 25%. Pritchard asked how those compare to other compact spaces on other <br />sites. Johnstone said they were comparable to other sites. <br /> <br />Applicant Presentation: <br /> <br />Steven Walsh, Architect with RNL Design representing Todd Schneider of The Overlook. Mr. <br />Walsh thanked the Staff for all of their help with this project. A video animation was shown to <br />the Planning Commissioners of the proposed project. <br /> <br />Mark Stutzman, Landscape Architect with RNL Design, stated that this project is above and <br />beyond the City standards as well as the CDDSG. They would like to have people walk or bike <br />to the site. Mr. Stutzman gave an overview of the landscape plan. <br /> <br />Steven Walsh went over the architectural aspects of the project as well as how the banquet room <br />and conference facility are laid out in the project. Mr. Walsh also showed the PC the building <br />materials that will be used. <br /> <br /> <br /> 3 <br /> <br />
