<br />would be advisable to move the lot line and it is a better way to track the recordation of various <br />easements. <br /> <br />Applicant Presentation: <br /> <br />Terry O’Connor, O’Connor Group, 287 Century Park Circle, Louisville, CO. Mr. O’Connor <br />stated that the infrastructure for the Park is underway and will be done considerably before any <br />projects are underway which eliminates any need for the fire access road. Mr. O’Connor would <br />prefer to do this project with easements. <br /> <br />Greg Gastineau, O’Connor Development. Mr. Gastineau thanked the City and Staff for the <br />opportunity for the chance to participate in the creation of the Industrial Design Guideline <br />Committee and it will be very beneficial for both the city and the development community. This <br />project is the first attempt at utilizing the Industrial Design Guidelines. Mr. Gastineau addressed <br />Condition No. 3, regarding vacating the emergency access easement. Mr. Gastineau commented <br />that he has a letter from Fire Marshall, Bill Dhieux, which stated that as long as the street <br />improvements for the Park at CTC are in place, he would recommend the elimination of that <br />easement. <br /> <br />Condition No. 5, discusses the curve around Building B at the Southeast corner. Mr. Gastineau <br />spoke with their Civil Engineer, Scott Cox & Associates, which assured him that there is a <br />standard engineer template that shows large truck turning radiuses, and that a 50-foot trailer has <br />more than adequate room to make that curve. Gastineua stated that they are proposing that the <br />access drive be a one-way behind Building B to eliminate any potential conflicts of two vehicles <br />trying to make the curve at the same time. <br /> <br />Condition No. 6, regarding the shared access driveway, they have been working with the <br />proposed owner who they are under contract to sell both lots 4 and 5, and have shown them what <br />they have in mind for the shared access drive. They are in agreement with it. <br /> <br />Condition No. 11, regarding parking light poles, they are not proposing to exceed 24 feet. <br /> <br />Tom Seibert, Architect on the project, addressed Building B and why they want to go with a <br />rectangular architecture on the building.
