<br />of approval. <br /> <br />Applicant Presentation: <br /> <br />Terry O’Connor, O’Connor Development, LLC, 287 Century Circle, Louisville, CO. Mr. <br />O’Connor gave a brief review of the proposal and stated that they have addressed the issue of the <br />additional fire hydrants and there is a plan that does have those hydrants on it. <br /> <br />Greg Gastineau, O’Connor Development. Mr. Gastineau stated that they are in general <br />agreement with the 15 conditions of approval with the exception of a couple. The color boards <br />can be shown to Staff in the meantime and then presented at Council. Mr. Gastineau brought a <br />letter from Mr. Lanterman, Landscape Architect, regarding Condition No. 9, discussing the <br />landscaping plan with some concerns. Mr. Gastineau asked that for Condition No. 9, that their <br />Landscape Architect and Staff be allowed to further explore the particular argument. Regarding <br />Condition No. 11 and perennial flowerbeds within employee break areas, there is great potential <br />for people to throw their cigarettes in the flowerbeds. It does therefore become a management <br />problem to clean the flowerbeds of cigarette butts. They would like to discuss the flower bed <br />issue. Other than that they are in agreement with the conditions of approval. <br /> <br />Charlie Hagger, Civil Engineer, Scott Cox and Associates. Mr. Hagger reviewed the fire hydrants <br />and their locations on the property which have been signed and approved by the Fire Marshall. <br /> <br />Members of the Public: <br /> <br />None. <br /> <br />Commission Questions: <br /> <br />Commissioner McAvinew is satisfied that the 15 conditions have been addressed. <br /> <br />Commissioner Pritchard asked who the buyer of the building is. Mr. O’Connor stated that they <br />are a taxidermist and a taxidermy supply company. The bulk of the building is for their taxidermy <br />supply business. Pritchard asked if they would have any kind of special ventilation that would on <br />the roof. Mr. O’Connor replied that they have some ventilation equipment that will go on the <br />inside of the building. <br /> <br />Chairman Boulet agrees with Mr. O’Connor in that he has responded to the Planning <br />Commissions concerns and has made the buildings look better. <br /> <br />Commissioner Solek agrees that the perennial beds could be used as ashtrays around an employee <br />break area. Solek suggested a shrub bed which may be more appropriate. Greg Gastineau stated <br />that regardless of any sort of low plant material it would become an ashtray. A single tree or tree <br />grate usually have less problems. Solek requested a greater variety of shrubs in place of the spirea <br /> <br /> 6 <br /> <br />
