It is 13 acres in area, with a planned density of 10 – 15 units per <br />acres or approximately 100 – 200 units. It is also adjacent to the 60-acrea of open space / park. <br />The density does not include the planned senior housing, congregate care and assisted living. The <br />area could include a privately maintained health club. <br /> <br />He continued with a discussion of the Commercial Office Area #3. It is 15.4 acres in area, and <br />would have medical office and retail services such as durable medical equipment. This is planned <br />to be a quiet neighborhood and would have low traffic counts. The fire district has a location in <br />the corner of this area. <br /> <br />Lipton asked if any of the two districts he just discussed would have a street located on Campus <br />Drive. <br /> <br />Worthington discussed how the street system has been planned for the STK site. <br /> <br />McDermott asked for a reference point of where the south property line of the current Avista <br />property is located. <br /> <br />Worthington pointed to a map on the wall and then explained that the alignment of the open space <br />from STK to Superior was used and not the property line for the Avista property. <br /> <br />McDermott asked if there had been discussion with the hospital regarding any future building. <br /> <br />Worthington confirmed that discussions had occurred and that Avista does support the concept of <br />th <br />a medical campus across 88 Street from the current medical campus because they are almost out <br />of buildable real estate. <br /> <br />Worthington continued with a discussion of the Open Space System. He stated that it is their <br />(STK) desire to create a regional connection and therefore the open space has been designed with <br />that in mind. They have preserved the three ponds, the mature and juvenile growth of the <br />cottonwoods and have created a connection with the trails between the other trails. He continued <br />with a discussion of the number of acres that have designated as open space. Some of the <br />calculations do not include the areas for the ponds and the other parks (urban and local). STK <br />has calculated that 21 – 28% of the land area, depending on the method used of calculation, has <br />been designated as open space / park. <br /> <br />4 <br /> <br />
