<br /> <br />Worthington then discussed the importance of smart growth and creating a ‘place’ that would <br />enable the area to be developed in order to optimize the market. He advised the Commission to <br />consider the other surrounding communities and the potential population that Louisville could <br />draw upon to optimize that market. <br /> <br />McDermott asked how STK plans to sequence or phase the development. <br /> <br />Worthington stated that the street system of Disk Drive and Tape Drive would be built in the <br />early phase and the land use development would need to be market flexible. The Corporate <br />Campus of STK could move forward very early, with the Big Box Retail as the next possible area, <br />followed by residential and retail moving forward simultaneously. The last area to develop would <br />probably be the core area. <br /> <br />McDermott inquired where the current 2,500 STK employees would be placed during the <br />construction of a new corporate campus. <br /> <br />Worthington explained that the location of the new campus could occur without having to <br />relocate any of the current employees because it is in a new area of the STK site. <br /> <br />Ray Pittman, Catellus, addressed the Commission by discussing three topics: <br /> <br />1.The large format (big box) retail. <br /> <br />2.The residential area and the interest from developers. <br /> <br />3.The phasing of the Corporate Campus. <br />He stated that the Annexation and Development Agreement has a section that addresses the <br />phasing of the residential development. <br /> <br />Commissioner Scott Robson asked what kind of impact the residential component would have on <br />th <br />the traffic on 88 Street. He asked if they were planning any additional signal locations, and <br />where. <br /> <br />th <br />Worthington stated that a possible location for a new signal would be at Disk Drive and 88 <br />Street. <br /> <br />Commissioner Susan Loo expressed concern with the limited access to the senior housing area <br />relative to emergency services and would like to see an access point for that area onto Campus <br />Drive. <br /> <br />Worthington stated that STK had considered that option but do not want to create another access <br />for the students at the high school. They desire to keep the neighborhood quiet and low traffic <br />counts. He explained that there are currently two ways for emergency response vehicles to access <br />th <br />that area: 1) off of 88 Street and 2) through the other residential area. <br /> <br />Robson expressed concern with the senior housing being so close to the high school. He would <br />like to see that area closer to Tape Drive. <br /> <br />5 <br /> <br />
