<br /> <br /> <br />Lipton expressed concern with the amount of traffic on Campus Drive and its proximity to some <br />of the proposed residential areas. <br /> <br />Robson explained that the GDP does not guarantee any particular use within the STK site. <br /> <br />Pritchard questioned how STK plans to come up with the additionally needed open space that will <br />be required to bring that requirement up to the City standard and will the CDDSG be used as that <br />standard. <br /> <br />Kenneth Johnstone, Principal Planner, briefly discussed how the CDDSG could be adapted in part <br />as the guide for certain standards within the development. <br /> <br />Worthington stated that STK is interested in working with the Staff to develop any necessary <br />specific development guidelines. <br /> <br />Pritchard stated that if STK and the City were interested in more open space then perhaps the <br />applicant should consider more high-rise apartments, less single family. <br /> <br />Worthington stated that they are trying to balance the types of buildings with other areas within <br />the development and have not addressed the next density level that Pritchard is suggesting. He <br />also stated that Catellus would need to evaluate the market regarding the density. <br /> <br />Commissioner Susan Loo requested an explanation of how the project would not kill off the <br />current downtown of Louisville. <br /> <br />Worthington explained that the shops would be for the neighborhood much like the current Old <br />Town area. He also reminded the Commission that the downtown business people have <br />acknowledged and welcome the challenges that the new area will create. <br /> <br />Lipton declared a 10-minute recess. (8:12 PM) <br /> <br />Lipton called the meeting to order at 8:25 PM requesting that Commission continue with their <br />questions of the Applicant. <br /> <br />Robson discussed his concern regarding traffic and its relationship to the residential component of <br />the project. He stated that commercial, retail and residential have different peaks and requested <br />that more details be provided to the Commission regarding the studies done by STK. <br /> <br />Worthington stated that SEH has looked at the entire project and considered all the elements. <br />The mix of uses is the key element to the traffic discussion. He also stated that the City had <br />Carter-Burgess do a traffic study and they had similar results. <br /> <br />Wood reminded the Commission that US 36 was not part of the study. <br /> <br />6 <br /> <br />
