<br /> <br /> Resolution No. 14, Series 2004, St. Louis Parish and Commercial Park – General <br /> <br />Development Plan <br />, a request to rezone three properties from the current zoning of <br />Agriculture (A) to Planned Community Zone District (PCZD) for a mix of religious, school <br />and commercial uses. Case #03-027-ZN. <br /> <br /> <br />Case Manger: Paul Wood, Planning Director <br /> <br /> <br />Applicant: St. Louis Parish <br /> <br /> <br /> <br />Owners: Archdioceses of Denver, Owens and Games <br /> <br /> <br /> <br />Representative: Brian Rick, Rick and Associates <br /> <br />Lipton opened the public hearing and requested public notice certification. <br /> <br />Public Notice Certification: <br />Johnstone stated that a courtesy notice was posted in City Hall on June 27, 2004 as this was a <br />continued item from the June 8 Planning Commission meeting. <br /> <br />Conflict of Interest and Disclosure: <br />Lipton asked for Commissioners conflict of interest and disclosures. None heard. <br /> <br />Staff Report of Facts and Issues: <br />Lipton called for staff report of facts and issues from Johnstone. <br /> <br />Johnstone reviewed the request for the PCZD zoning and the General Development Plan (GDP) <br />and stated that a draft zoning agreement had been included in their meeting packets for their <br />review. He reviewed the listing of permitted used in the GDP. <br /> <br />Commission Questions: <br />Lipton requested questions from Commissioners to staff. <br /> <br />Lipton inquired about the classification of a nursing home. Johnstone clarified that a nursing <br />home is considered institutional, which is similar to original Balfour, and the new Balfour units <br />are considered residential, as they are independent living. <br /> <br />Applicant Presentation: <br />Chairman Lipton asked for the Applicants presentation. <br /> <br />th <br />Andrea Hill, 1200 17 St., Denver, General Counsel for the Denver Archdiocese discussed the <br />request for the rezoning of the property by stating that the request meets the criteria for <br />development as defined in the Louisville Municipal Code. <br /> <br />th <br />Richard Johnson, 1318 S. 96 St., Louisville provided a history of the property and the reason <br />for the rezoning request. <br /> <br />th <br />Andres Games, 1212 S. 96, Louisville reviewed the recent changes to property and original <br />intent for the property that he owns, as well as how this property provides that needed connection <br />to the Colorado Technology Center. <br /> <br />Hill summarized with these points: <br />the area provides a new home for the Parish <br /> <br /> <br />14 <br /> <br /> <br />
