Paul Wood, Planning Director, stated that staff requested that Council continue this second reading <br />of the dght-of-way vacation to February 7, 1995, because staff had not had time to review the <br />technical list on the final plans in reference to the PUD action. <br /> <br />Howard moved that Council continue the public hearing on Ordinance No. 1176 to February 7, 1995. <br />Seconded by Sisk. <br /> <br />Mayer was concerned that the city was giving up that easement with no trade. <br /> <br />Sisk suggested that staff discuss the dedication, as far as 96th Street would be concerned, with the <br />applicant. <br /> <br />All in favor of Howard's motion with Lathrop and Keany being absent. <br /> <br />ORDINANCE NO. 1175, SER1ES 1994 - AUTHORIZING THE LEASE OF A PORTION OF <br />PINE STREET ADJOINING THE EAST 87.5 FEET OF THE SOUTH HALF OF LOT 21, <br />BLOCK 5, TOWN OF LOUISVILLE, TO SHERLE S. LEVINE - 2ND READING (PUBL. <br />LSVL. TIMES 12/10/94) <br /> <br />Tanoue read by title only Ordinance No. 1175, Series 1994, "An ordinance authorizing the lease of <br />a portion of Pine Street adjoining the east 87.5 feet of the south half of Lot 21, Block 5, Town of <br />Louisville, to Shed S. Levine." <br /> <br />Paul Wood, Planning Director, stated that he would combine the PUD (Resolution No. 74, Series <br />1994) and Lease Agreement presentation. The property is located at 641 Pine Street. The proposed <br />structure would be a porch, patio addition, and landscape improvements in the leased area. The lease <br />would allow the improvements for ten years and provided for automatic termination if the <br />improvements were removed or vacated for a period of three continuous months. The sign would <br />be removed from the lease area. On the PUD, Resolution No. 74, Series 1994, he commented that <br />the applicant wished to remodel and expand of an existing commercial building at 641 Main Street. <br />The property is currently a 2,400 s.f. retail/office building. They are proposing a two phase remodel, <br />with the initial phase being 1,700 s.f., including the covered porch. Phase II at buildout, would be <br />5,400 s.f. Proposed uses would be restaurant, retail space, and office. They proposed two 20 s.f. <br />ground mounted signs and two small wall mounted signs. Planning Commission voted to approve <br />this request 4 - 0 at a public heating on December 15, 1994, subject to the Lease Agreement and the <br />maintenance of the required vision clearance areas. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Erik Hartronft, Hartronfi Associates, 1021 South Boulder Road, Louisville, Colorado, representing <br />Shed Levine, stated that the primary use will be a coffee shop and a restaurant. There will be <br />handicap accessibility. He reviewed pictures and drawings. <br /> <br /> <br />
