RESOLUTION NO. 13, SERIES 1995 - APPROVING FINAL PUD DEVELOPMENT PLAN <br />FOR PROMOTECH ~ CTC <br /> <br />Paul Wood, Planning Director, stated that the applicant is wanting to construct a 15,112 s.f. <br />office/warehouse facility in the Colorado Tech Center. Approximately 5,000 s.f. of this area is <br />proposed to be occupied by an unidentified second tenant. The landscaping had been revised to <br />reflect the Planning Commission recommendations that one street tree be provided for every 40' of <br />street frontage. Planning Commission approved this on March 22, 1995, with eight conditions that <br />have since been addressed by the applicant. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Ray Hicks, architect for the project, was there to answer any questions. <br /> <br />Davidson called for Council questions and comments. <br /> <br />Lathrop asked about the developments in CTC being on a "sole source supply line" for water. <br /> <br />Tom Phare, Public Works Director, stated that there is a section between the Lombardi Subdivision <br />to Cherry Street extended that is a single feed line. <br /> <br />Mayer asked about sidewalks. <br /> <br />Wood stated that sidewalk notes have been added to the PUD requiting that the property owner <br />construct sidewalks in accordance with the sidewalk master plan for the CTC. <br /> <br />Sisk questioned that the use of the second story. <br /> <br />Wood requested that a note be added to the PUD that the second story will not be occupied. <br /> <br />Hicks stated that they will have beyond the allowable parking, if in the future there was any intention <br />to use the second floor. He wondered if the not would reflect the parking restrictions. <br /> <br />Wood: <br /> <br />No. The square footage available for finish has got to <br />be tied to the available parking on site. <br /> <br />Sisk asked about ownership of the property. <br /> <br />Terry O'Connor, 1480 Moss Rock Place, Boulder, Colorado, stated that he is the owner of the <br />building and it will be conveyed to Mr. Topakas, President and owner of PromoTech. <br /> <br /> <br />
