Motion passed by a <br />7 - 0 vote. <br /> <br />RESOLUTION NO. 14, SERIES 1995 - APPROVING A TEMPORARY USE PERMIT FOR <br />A TEMPORARY OFFICE BUILDING, LOT 102, FOR ASPEN GREENS SUBDIVISION <br /> <br />Paul Wood, Planning Director, stated that the applicant is requesting approval of a temporary use <br />permit to install and occupy a temporary, modular office building on Lot 102 while his permanent <br />building is being constructed on Lot 101. Lot 102 was approved for a two story 16,500 s.f. building <br />for Phase II. Council approved the PUD subject to a condition that not more than 40% of the total <br />combined net square footage of the buildings 101 and 102 shall be occupied by a medical/dental use. <br />The applicant was seeking to occupy the temporary structure on May 1, 1995, when his current office <br />lease expires on 325 South Boulder Road (Lot 107) through occupancy of the new building on Lot <br />101, anticipated to be September of 1995. Planning Commission approved Resolution No. 14 with <br />five conditions. The applicant was concerned with condition No. 2, that temporary use shall not <br />commence until issuance of a building permit for the permanent office building on Lot 101. He <br />needed to confirm with the Boulder Medical Center that about 2,200 s.f. in the basement of building <br />107 would not be further expanded for additional offices. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Steve Anderson, 325 South Boulder Road, Louisville, Colorado, stated that they abided by condition <br />No. 2 of Resolution No. 14. On the parking issue, condition No. 4, it is their commitment that for <br />the 121 spaces identified in the PUD for Lots 101 and 102, the main Outlot D, which makes up the <br />first phase for Lot 101 is 83 spaces. They will begin doing some overlot grading and preparing that <br />site for paving and parking, which will be done well in advance of the completion of his building and <br />will service the temporary use. <br /> <br />Davidson called for Council questions. <br /> <br /> <br />
