2 <br /> <br /> <br /> <br />BACKGROUND: <br />The applicant is requesting a lot coverage variance to allow for additional development of <br />their property located at 598 W Willow Street in the Ridgeview Estates subdivision. The <br />original plat was approved in 1992, and the subdivision is not governed by a planned unit <br />development. The property backs to the Coyote Run Open Space, and abuts to the west <br />the Hillsborough West subdivision. <br /> <br />The neighborhood is zoned Residential Estate (RE), which has a minimum lot size of <br />12,000 square feet. The lots in Ridgeview Estates range from about 12,000 square feet to <br />over 20,000 square feet. The property in question is 13,393 square feet. The RE zone <br />district allows a maximum lot coverage of 20 percent. 598 Willow currently has a lot <br />coverage of 20.1 percent, including a 95 square foot rear deck. The applicants would like <br />to expand the deck by approximately 350 square feet, which would bring the lot coverage <br />to 23 percent. The deck is counted toward lot coverage because it is more than 30 inches <br />above grade. <br /> <br />Willow St <br />Coyote Run Open <br />Space
