3 <br /> <br />In the LMC, maximum allowed lot coverages generally decrease as minimum lot sizes <br />increase across the zone districts. A 20 percent maximum lot coverage is found in the RE, <br />RR, SF-MD, and SF-LD zone districts, which have minimum lot sizes ranging from 12,000 <br />square feet to 21,780 square feet. The RL zone district has a minimum lot size of 7,000 <br />square feet and a maximum lot coverage of 30 percent, while the SF-E zone district has a <br />minimum lot size of one acre (43,560 square feet) and a maximum lot coverage of 15 <br />percent. <br /> <br />The subject property, at 13,393 square feet, falls within the range of property sizes for <br />which 20 percent is an appropriate lot coverage, though somewhat on the low side of the <br />range. The applicant argues that because of the slope at the rear of the property, which is <br />steeper than the adjacent properties, the useable portion of the lot is smaller and therefore <br />a greater lot coverage is appropriate. The rear yard is also less accessible because this <br />property is only one of two in the subdivision prohibited by language on the plat from <br />having a walk-out basement. <br /> <br />As mentioned above, the subject property abuts the Hillsborough West subdivision, which <br />is zoned RL and allows 30 percent lot coverage on properties ranging from 6,000 square <br />feet to 20,000 square feet. It is also near the Tamarisk subdivision, which allows 40 <br />percent lot coverage on properties ranging from 8,000 square feet to 14,000 square feet. <br />
