RESOLUTION NO. 15, SERIES 1993 - FINAL PUD DEVELOPMENT PLAN - <br />BOULDER SAUSAGE COMPANY <br /> <br />Sisk asked to be excused from the discussion on this item, because <br />his law firm represents the declarant. <br /> <br />Paul Wood, Planning Director, stated that the applicant, Boulder <br />Sausage, is requesting approval of the Final PUD Development Plan <br />to construct a 10,214 sq. ft. manufacturing facility located at Lot <br />13, Block 2, Colorado Tech Center (CTC), Filing 1. The approximate <br />area of the property is 48,399 sq. ft., 1.1 acres, and is zoned <br />industrial. The facility is proposed in two (2) phases: one, <br />building coverage of 4,824 sq. ft., with a 10% building coverage, <br />and landscaping in the front 55 ft. of the lot; two, 6,160 sq. ft. <br />expansion, with a total lot coverage of 21.1%. No outside storage <br />is proposed. <br /> <br />Garth Braun, Garth Braun Associates (architects/planners), 954 <br />Pearl Street, Boulder, Colorado, stated that the plan is very <br />similar to what Council had approved in August, 1992. He explained <br />the plan in general stating that the landscaping is 55 ft., as <br />opposed to the required 35 ft.; the loading area is screened from <br />public view; expansion is to occur to the west, which will be <br />similar to the existing structure (concrete block building, one (1) <br />story in height). <br /> <br />Davidson called for Council questions or comments. <br /> <br />Susan Griffiths, City Attorney, wondered if the owner of the <br />property had consented to the provision for installing the sidewalk <br />improvements, as described. <br /> <br />Braun: Yes <br /> <br />Howard inquired about the time schedule for the phasing. <br /> <br />Braun projected that within five (5) years they hope to have the <br />need to increase the production facility. The initial move is an <br />expansion in itself. They hope to break ground on the first phase <br />between June and July of this summer. <br /> <br />Davidson called for any remarks from the Planning Commission. <br /> <br />Russ VanNostrand, 534 West Sycamore Circle, Louisville, Colorado, <br />representing the Planning Commission, stated that it was approved <br />straight up. <br /> <br />Lathrop didn't see that the condition of approval, concerning the <br />sidewalk, bound anyone. <br /> <br />VanNostrand: <br /> <br />We went into a large discussion <br />about this (sidewalks).
