Griffiths suggested "Sidewalk improvements shall be installed at <br />the expense of the property owner pursuant to a master sidewalk <br />plan for CTC, approved by the City, which shall address the timing <br />of construction.,, <br /> <br />Howard accepted that. Seconder, Mayer, accepted that. <br /> <br />Roll call was taken. Motion passed by a 6 - 0 vote with Sisk being <br />excused from this decision. <br /> <br />INFORMAL PUBLIC HEARING TO RESOLVE PUBLIC COMMENTS - ALLENBAUGH <br />PROPERTY USE PROPOSAL <br /> <br />Paul Wood, Planning Director, stated that the Allenbaugh.property <br />had been before Council before over the access to the property. <br />Wood stated that a use plan was developed to address a series of <br />issues with regard to ultimate development of the property, 'about <br />two (2) acres in area. Wood reviewed the use restrictions to the <br />property, as it was platted as a part of Heritage II Subdivision <br />(SEE ATTACHED). <br /> <br />Hedding wondered about Restriction No. 5, warning devices. <br /> <br />Wood: <br /> <br />Safety signage was addressed as <br />yellow bars and stripes painted on <br />the drive, three (3) sets of yellow <br />caution bars and stripes painted on <br />the bike pedestrian path, two (2) <br />signs placed on both sides of the <br />drive indicating caution, and two <br />(2) signs appropriately placed on <br />both sides of the drive indicating <br />caution/hidden drive. The intent of <br />the condition was to have the <br />necessary signage placed within the <br />driveway easement, be the <br />responsibility of the property <br />owner, which would actually be off- <br />site of her property, but on the <br />drive. <br /> <br />Hedding found the language in the restrictions objectionable and <br />pretty restrictive. He wanted it clarified at some point. <br /> <br />Sisk wondered how tall the residence would be. <br /> <br />Wood: <br /> <br />The property is zoned RL. It would <br />be 35 ft., unless further restricted <br />by this language. <br /> <br />Donna Allenbaugh, 1561 South Foothills Hwy., Boulder, Colorado, <br />owner of the property, asked that Council consider granting her an <br /> <br />12 <br /> <br /> <br />
