Szymanski seconded. <br />Unanimous. <br />RESOLUTION #44 - FIRST BAPTIST CHURCH <br />SUBDIVISION Rautenstraus read by title only Resolution #44, "A <br />Resolution approving a Final Plat for First Baptist <br />Church Subdivision." <br />Hundley explained that the applicant, the First <br />Baptist Church, is requesting a subdivision of a 5.1 <br />acre parcel located at 200 W. South Boulder Road. <br />The existing church would remain on a 3.6 acre lot. <br />The 1.5 acre lot is then proposed for use as an <br />alternate care facility for senior citizens. <br />Planning Commission reviewed this subdivision at a <br />public hearing and recommends approval with the <br />following conditions: 1) Final drainage and utility <br />plans be approved by Public Works Director; 2) the <br />Fire Marshall shall give specific, written approval <br />prior to each phase of development on Lot 2; 3) all <br />easements required by the City for its use shall be <br />conveyed to the City by the property owner. <br />Easements not required by the City shall be vacated. <br />The applicant for the Care & Comfort Home that will <br />be considered under Special Review Use (next agenda <br />item) gave a detailed presentation of the proposed <br />use. Dennis Bodenchuk stated that the first <br />building is anticipated to be 4,700 s.f. and will <br />house approximately 12 senior citizens. There will <br />eventually be a total of four buildings. <br />Council's concerns included the alignment of the <br />road into the property. Anderson suggested that the <br />road could be realigned to the opposite side of the <br />buildings so that approaching vehicles' lights would <br />not shine directly onto houses directly south of <br />this proposed Home. Also, not included on the plat, <br />was the question of signage. A third concern was <br />the absence on the plat of handicapped parking. <br />Mr. Bodenchuk stated that only four parking spaces <br />were required and six spaces were included. <br />Therefore, he could easily change the configuration <br />to include a handicapped space. Mr. Bodenchuk also <br />stated that the question of signage was difficult as <br />he does not want the Home to have a sign, however, <br />finding the Home could present a problem because of <br />its placement behind the Church. He has considered <br />some type of signage off of South Boulder Road for <br />direction only. <br />The question of the realignment of the road would <br />have to be resolved after looking at the topography. <br />3 <br />
