to bring them more into conformance with the
recommendation of ICBO. The affect on an average
1250 s.f. home would be an increase in fees from
$890.08 to $913.78 or a 2.7$ increase for
residential and approximately a 2.9$ for retail
building of 6,000 f.t. The fees for a 54,000 s.f.
office building would actually drop nearly 15$.
Since most building in Louisville is residential
and retail, Wanush does not anticipate any
significant changes in total fee receipts.
Mayor Fauson asked if there was anyone wishing to
speak in favor of or in opposition to this
Ordinance. None.
Mayor Fauson closed the public hearing and asked
for a motion.
Mohr moved that Ordinance #895 be adopted.
Scarpella seconded. By Roll Call Vote, Ordinance
#895 was adopted unanimously.
ORDINANCE #896 - ANNEXATION REQUEST - FIECHTL, JOSEPH AND PROUTY -
PUBLIC HEARING Rautenstraus read by title only Ordinance #896,
"An Ordinance annexing to the City of Louisville,
Colorado, a parcel of approximately 22.27 acres
located along what is known as Spruce Lane, in
Section 8 which is owned by Spruce Street Fiechtl,
Limited, Spruce Street Joseph, Limited, and
Jonathan Prouty." Publication and notice of
public hearing were established.
Mayor Fauson opened the public hearing.
Wanush outlined the annexation request wherein the
owners are requesting RR Zoning. The property is
located north and south of West Spruce Street and
generally wost of the Goodhue Ditch within the
area known as the Spruce Lane neighborhood. Jon
Prouty and Spruce Street Joseph Ltd. partnership
are the owners of the 22.5 acre parcel of ground
which is currently in the County and zoned
Suburban Residential. The Planning Commission
held a public hearing concerning this on May 13,
1986 and recommend annexation with the conditions
present to Council at the first reading on May
20, 1986. The first condition required the
developer to provide an up-front payment of
$33,958 to cover deficit water requirements and
the 4th condition required that the existing units
be charged a service expansion fee of $2.25 per
square foot up to a maximum of $5,000 per unit.
Planning Commission determined that the property
must be developed as a PUD.
5
