are $80,000.00, regardless of their
size.

Lathrop:

Lin:

This land has very little value to
the City. It may have some small
value to the homeowners. This land
is a burden to the City. Any
favorable way of alleviating that
burden would be an advantage. Are
the various owners willing to bear
the expense of all the necessary
transfer papers and so on, if the
sale were to come about?

Yes.

Howard:

Lin:

Lot 22 is 11,382 sq. ft. for
$40,000.00 and you're asking for
13,473 sq. ft. Are we talking about
a number that is closer in total
assessed increase in valuation to
$40,000.00 than to $6,000.00? If
you look at the 12% dedication,
we're talking about 2-3% of the 12%
dedication is involved here.

If you take 13,473 sq. ft., in
aggregate, it's large enough to be a
buildable lot. I am quite sure that
if the developer had any way of
squeezing out another lot and
gaining another $40,000.00, he would
have done so. As far as fair market
value, there is probably no one else
in the universe that wants or would
be interested in that piece of
property.

Mayer:

Lathrop:

I would like to see the funds
restricted to an open space fund.

Perhaps, if the homeowners purchase
another piece of property of similar
nature and trade it to the City in
the form of open space for open
space. Another alternative would be
a bridge on the Coal Creek Trail or
some other amenity that would be of
the same value that the homeowners
purchase and trade to the City, if
an outright sale seems to be a
problem.

7
