<br />KNOW ALL MEN BY THESE PRESENTS: that Ridgeline Development Corporation, a
<br />Colorado Corporation being the owner of that tract of land located in the SW1/4
<br />of Section 4, T1S, R69W of the 6th P.M., City of Louisville, County of Boulder,
<br />State of Colorado, and being more particularly described as follows:
<br />All of Block 9, The North End, a subdivision located in the SW1/4 of
<br />Section 4, T1S, R69W of the 6th P.M., City of Louisville, County of
<br />Boulder, State of Colorado, according to the plat recorded August 17,

<br />presents do hereby dedicate to the City of Louisville and the public, all municipally
<br />owned and/or franchised utilities and services those portions of said real property
<br />which are so designated as easements and right—of—ways for the construction,
<br />installation, operation, maintenance, repair and replacement for all services,
<br />including without limiting the generality of the foregoing, telephone and electric
<br />lines, works, poles and underground cables, gas pipelines, water pipelines, sanitary
<br />sewer lines, street lights, culverts, hydrants, drainage ditches and drains and all
<br />appurtenances thereto, it being expressly understood and agreed by the
<br />undersigned that all expenses and costs involved in constructing and installing
<br />sanitary sewer system works and lines, gas service lines, electrical service works
<br />and lines, storm sewers and drains, street lighting, grading and landscaping, curbs,
<br />gutters, street pavement, sidewalks and other such utilities and services shall be
<br />guaranteed and paid for by the subdivider or arrangements made by the subdivider
<br />thereof which are approved by the City of Louisville, Colorado, and such sums shall
<br />not be paid by the City of Louisville, Colorado, and that any item so constructed
<br />or installed when accepted by the City of Louisville, Colorado, shall become the
<br />sole property of said City of Louisville, Colorado, except private roadway curbs,
<br />gutter and pavement and items owned by municipally franchised utilities and/or
<br />U.S. West Communications, Inc. which, when constructed or installed, shall remain
<br />the property of the owner and shall not become the property of the City of
<br />Louisville, Colorado.

<br />1.) Bearings shown on the accompanying plat are based on the assumption that the
<br />East Line of Block 9, The North End, bears S00'05'40"E, as monumented and shown
<br />on the plat recorded August 17, 2007 as Reception Number 2876924 in Plan File

<br />2.) Found 18" long #5 rebar with 2" outside diameter aluminum cap marked PLS
<br />24305 at all exterior boundary comers unless otherwise noted.
<br />3.) The exterior boundary, recorded easements and rights—of—way, if any, are shown
<br />on the accompanying Plat as disclosed in the First Colorado Title Company, LLC case
<br />number 96601 dated June 29, 2010 at 7:45 a.m. Lands shown hereon may also be

<br />4.) Utility easements are indicated on sheet 2. The utility easements are for use by
<br />the City and other utilities as licensed with the City. A portion of Block 9 as noted
<br />on sheet 2 is an access and drainage easement and an exclusive utility easement for
<br />City owned utilities. A separate utility easement for licensed utilities is provided
<br />adjacent to this outlot. See note 10 below.
<br />5.) A six foot (6') utility easement is re—established along the Hecla Drive
<br />right—of—way and along the perimeter of the parcel.
<br />6.) Common areas on this Block are owned, operated and maintained by the Home
<br />Owners Association.
<br />7.) There shall be a 5 horizontal clearance provided between public facilities (water,
<br />sewer and storm) and other utilities.
<br />8.) Access, Drainage and Exclusive Utility Easements which are located outside of
<br />paved areas shall not have any trees within 10' of a water or sewer line, or 5' of any
<br />other utility line.
<br />9.) A blanket easement for water and sanitary sewer taps is herby created by this
<br />plat for Block 9.
<br />10.) The exclusive utility easement as part of the Access, Drainage and Exclusive
<br />Easement provided in Block 9 is for the benefit of the City of Louisville. Other
<br />utilities may be allowed to cross the outlot only as specifically permitted by the City.
<br />The crossings are subordinate to the City utilities and any utility relocations requested
<br />by the City of Louisville shall be completed at the expense of the utility provider.
<br />11.) The drainage easement shown on sheet 2 is for the existing drainage features
<br />for The North End. This easement shall remain open and unobstructed.
<br />12.) The utility and maintenance easements shown on sheet 2 are for the use by the
<br />City of Louisville. Other utilities and private services may be allowed to cross the
<br />Outlot only as specifically permitted by the City.
