RESOLUTION NO. 11 <br />SERIES 2018 <br />A RESOLUTION RECOMMENDING APPROVAL OF A REQUEST FOR REVISIONS TO <br />THE APPROVED COAL CREEK STATION FILING NO. 4 FINAL PLAT AND FINAL PUD; <br />PORTIONS OF COAL CREEK STATION NO.1 AND CALEDONIA PLACE, ALL OF COAL <br />CREEK STATION NO. 2 AND OTHER PROPERTY LYING WITHIN THE NE'/4 OF <br />SECTION 8, TOWNSHIP 1 SOUTH, RANGE 69 WEST OF THE 6T" PRINCIPAL <br />MERIDIAN. <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application for revisions to the approved Coal Creek Station Filing No. 4 Final Plat and Final <br />PUD; Portions of Coal Creek Station No.1 and Caledonia Place, all of Coal Creek Station No. <br />2 and other property lying within the NE'/4 of Section 8, Township 1 South, Range 69 West <br />of the <br />6th Principal Meridian; and, <br />WHEREAS, the City Staff has reviewed the information submitted and found that <br />the application complies with the Louisville zoning and subdivision regulations and other <br />applicable sections of the Louisville Municipal Code; and, <br />WHEREAS, the Planning Commission has considered the application at a duly <br />noticed public hearing on July 12, 2018, where evidence and testimony were entered into the <br />record on August 9, 2018, including the findings in the Louisville Planning Commission Staff <br />Report dated July 12, 2018. <br />NOW THEREFORE, BE IT RESOLVED that the Planning Commission of the City of <br />Louisville, Colorado does hereby recommend approval of a request for revisions to the <br />approved Coal Creek Station Filing No. 4 Final Plat and Final PUD; Portions of Coal Creek <br />Station No.1 and Caledonia Place, all of Coal Creek Station No. 2 and other property lying <br />within the NE' of Section 8, Township 1 South, Range 69 West of the 6th Principal Meridian <br />with the following conditions, which are further amended in the final section of this <br />resolution: <br />1. Prior to scheduling the public hearing before City Council, the following is required: <br />a. Revise the PUD plans to address the following: <br />i. Ensure that all property boundaries match the final plat and use <br />differentiating line weights or types and labels to clearly distinguish the <br />boundaries of the PUD and property boundaries. On at least one sheet <br />of the PUD, include the lot numbers, block numbers, outlots, and <br />dimensions of each lot. Remove all obsolete property lines that will <br />not exist when the Final plat is recorded. <br />ii. Clarify the property boundary shown at the northwest portion of the <br />PUD adjacent to South Boulder Road right of way. It appears this area <br />should be part of the South Boulder Road right of way, but it is shown <br />as if it is a separate property. <br />iii. Include a list of all waivers associated with the PUD on Sheet A0.0. <br />iv. Show the Goodhue Ditch being piped through the property. <br />v. Show the extent of concrete improvements in the alley serving the <br />Robert Di Giacomo Addition and the limits of maintenance for the HOA <br />and the City. <br />vi. Include a note specifying that the City will maintain the alley behind <br />Lots 10-18, Robert Di Giacomo Addition. <br />
