iv. In the City Council signature block, include the reference to the
Resolution and remove the reference to the ordinance.
v. Revise Note 13 to include the language included in the vacation
ordinance approved under Ordinance No. 1719, Series 2016.
vi. Revise the text in the Outlot Summary Table to "Exclusive City Utility
Easement" for Outlots A and G and ensure callouts on the plat sheets
are consistent.
vii. Specify the extent of the vacated 30' access easement in Note 13.
ix. Revise callouts for "Exclusive City Utility Easement" on all sheets.
x. Revise the utility easement width along north side of Block 4 and indicate
if there are existing utilities currently located within the 10' wide utility
easement.
xi. Make all callouts for easements that abut the right of way consistent with
civil plans.
xii. Specify the limits of the drainage easement within Outlot C. The
drainage easement shall not encroach on the Exclusive City Utility
Easement.
xiii.
Amended below.
c. Revise the Drainage Report address the following:
i. Update the release rates from the pond to utilize UDFCD Vol 2
calculations. Include by-pass flows from offsite (Steel Ranch South,
Christopher Village, Christopher Plaza and Kestrel).
ii. Replace the 18" pipe crossing South Boulder Road with a 24" pipe per
the Kestrel Drainage Report. Funds for this pipe have been provided to
the City from the Kestrel Development and will be part of the Subdivision
Agreement. Label and show the replaced pipe. Include and label a plug
in the pipe just east of the 24" RCP coming from Steel Ranch South (this
will direct flows into the existing 24" pipe across South Boulder Road.
iii. Show the Goodhue piping per III Historic Drainage Paragraph 4.
iv. IV Drainage Design — Basin W — Show where the existing 42" CMP
crosses South Boulder Road. Is this a typo? See Comment #1.
v. Provide calculations showing the flow down the south alley will not
overflow into the existing alley to the east. 100 year flows must be
contained in the pan directing water to the north into the pond. The
capacity of the alley (31 cfs) seems to be much more than actual flows
(3.4 cfs). Clarify and add additional information. The 5" asphalt curb
may not be needed.
vi. Provide more calculations on the detention ponds. The text states that
the ponds will function completely independent, yet there is only 1
calculation for the pond. Provide separate calculations for each pond
(volumes, flow rates, areas, etc). The South Pond should have offsite
flows and north pond flows entering. The total pond outflow should not
exceed the allowable release rate plus any offsite pass through flows.
vii. Provide calculations showing water does not back up into basin OS at
Highway 42. Show a detail of the storm sewer configuration at Highway
42. As-builts from the project are available through a public records
request. Flows shall not back up into basin OS. If additional flows
backup into basin OS, the pond will need to outlet on the east side of
