Planning Commission <br />Meeting Minutes <br />January 12, 2017 <br />Page 11 of 29 <br />Sheets says my analysis of it is very similar to Rice, although when I look at the benefit to the <br />City in terms of when is it appropriate to give these waivers, I come up with the opposite <br />conclusion. I am not convinced that the exchange they are giving to the community is worth the <br />waivers. I feel I am trying to adhere to the Code. I have not seen the need for the waiver. I thank <br />the applicant for including the trailhead; it is a nice addition. I do not think the 8 parking spaces <br />alone will affect whether people will use this site and walk from the bus or take a bike. I run on <br />this frequently and it is completely accessible with/without the additions. For me, these are <br />substantial waiver requests and I think we are constrained in terms of the Code. I will vote <br />against this. <br />O'Connell says I think it is a close call. On the floodplain issues, this is extremely technical and <br />I will lean towards relying on the City engineer's assessment. I have concerns about the <br />proximity of residential. I would be bothered by the lack of parking if they weren't so close to the <br />RTC station. We are looking at a'/2 mile distance. I appreciate how this is an investment and <br />long-term thought on the property. Medtronic is the type of employer we want to retain in <br />Louisville. In light of the other waivers, the location, and the reasons given, I find myself leaning <br />in favor. I don't like the idea of looking towards the entire development for open space versus <br />the lot. I don't think we want to set a precedent. I am interested to hear what City Council has to <br />say. <br />Motion made by Rice to approve Medtronic PUD/Plat: Resolution 01, Series 2017, A <br />resolution recommending approval of an amended Planned Unit Development (PUD) for Coal <br />Creek Business Park and amended Planned Unit Development (PUD) for a corporate Center I <br />Coal Creek Business Park for a 40,000 SF office expansion (Lot 2 and Tract B Coal Creek <br />Business Park), <br />1. Prior to the City Council hearing the applicant shall provide a fire access plan showing <br />the fire department apparatus can negotiate all turns in the development.
