City Council <br />Meeting Minutes <br />August 31, 2021 <br />Page 8 of 14 <br />Majority consensus was to leave the condition as originally proposed. <br />Condition #2 The permitted uses on the site excludes gasoline service stations. <br />All were in agreement to remove this use on the site. <br />#3 The applicant shall revise the Sustainability Commitment Plan to note that all <br />commercial development above 10, 000 square feet shall meet the LEED Silver rating. <br />Councilmember Brown proposed that all industrial buildings must be Silver and <br />commercial must meet LEED Gold standard. He stated he feels this is needed given the <br />environmental impact of this development and he would like to see additional <br />transportation options included in the proposal. <br />Councilmember Dickinson asked staff if the City has required this in other GDPs. Director <br />Zuccaro stated this has not been a requirement in other GDPs. <br />Mayor Stolzmann asked if the applicant had proposed LEED certification in their <br />application. Director Zuccaro stated yes, the applicant proposed LEED Certified for <br />industrial uses and LEED Silver for all other buildings. <br />Councilmember Lipton stated there are no LEED Gold buildings in town, not even City <br />buildings, so he is uncomfortable requiring this in the application. He stated he wants to <br />propose something that is feasible and can be done and Silver for industrial buildings may <br />not be feasible. <br />Councilmember Dickinson stated this condition as proposed is already a higher standard <br />than other buildings in town he supports it if reaching something higher is not possible. <br />Mayor Stolzmann asked the applicant if this proposal was feasible. Geoff Baukol stated <br />they feel LEED Certified for industrial and LEED Silver for the other buildings is feasible, <br />but moving to Gold would not be. <br />Mayor Pro Tern Maloney agreed with Councilmember Dickinson that we want what is <br />feasible and that we are applying these rules equally noting Council approved an <br />industrial building just a few weeks ago without this requirement. He stated he would like <br />to make these types of things requirements in the code and would like to see Council <br />address that in the code. <br />Mayor Stolzmann stated she feels that as the applicant is asking for changes to the GDP <br />to allow new uses, she feels that the Council has the right to ask for a higher level of <br />sustainability commitment. She feels that if the applicant wants new use groups than the <br />new industrial use group should meet the standards of the other use groups. <br />
