CONCEDED TWO LOTS FOR
ADDITIONAL OPEN SPACE

Al Perenyi, 739 W. Dahlia Dr.

Jane Monson, 631 W. Aspen
Court

3/15/83

Page -8-

Discussion with councilmembers and developers.
Consensus of the council did not favor the
400 series homes - felt that all levels of
housing should be presented in the subdivision,
more emphasis should be placed on kind of
housing and kind of subdivision meets the
maximum needs of the city. Lot 56 adj acent
to Mr. Steve Grosnec needed to be resolved
before approval could be given. None of the
council were in favor of the screening be-
tween the two series of homes. Suggested
a need for a panel over the ditch for access
to the park; also tot-lots should be con-
structed as well as the large park. Felt
there was a need for more compaction of soil
around the homes to prevent sinking of porches
and sidewalks.
agreed
The developer/to concede the two extra lots
as discussed by council for additional open
space and possible tot lot.

Advised that he was one of the persons who
had contacted the homeowners within the
area of the proposed Heritage II subdivision
and with the exception of 4 who weren't at
home, all were in favor of the P.D.D. as
presented this evening. It was his feeling
if council approved the resolution, adjusting
lot 56 adjacent to Mr. Grosnec's property,
accepting the two additional lots offered
by the developer, taking care of the swale
in the ditch, etc. everyone would be happy
with the proposed subdivision and the develop-
ment could proceed without having to return
to the Planning Commission and again back
to City Council.

Stated she also was one of the persons
that canvassed the neighborhood on Saturday
and explained the proposed plan that was
brought before council this evening. All
except Mr. Groesnec were satisfied with it.
One of the concerns now in talking about
squeezing that lot down, is that some of
the homeowners backing up to those lots are
going to end up with more lots in back of
their homes. Also, if the developer would
enlarge Tract B by removing 2 lots, the home-
owners would be happy with this.
