<br />City Council <br />Meeting Minutes <br />April 21,2009 <br />Page 5 of 8 <br /> <br />City Manager Fleming explained the City of Louisville is the owner of a 1.2-acre <br />parcel of real property located in unincorporated Boulder County. The street <br />address is 7507 Dyer Road, Louisville, Colorado and is commonly referred to as <br />the Damyanovich Homestead Parcel. This parcel was subdivided from the 13- <br />acre Damyanovich Open Space Property when it was purchased in July of 2007. <br /> <br />The property contains an existing house, barn and accessory building, which was <br />not acquired for and is not being held or used for any park, open space, <br />municipal or governmental purposes. It was acquired solely as excess property <br />and a general asset to be sold and disposed of in order to help defray the costs <br />of the City's acquisition of adjacent open space. Rachael and Greg Kras <br />submitted a proposed purchase contract to buy and sell real estate for sale of the <br />property for $415,000, through the City's real estate broker Steve Anderson. <br /> <br />Mayor Sisk requested public comment and hearing none, closed the public <br />hearing. <br /> <br />MOTION: Councilor Muckle moved the City Council approve Ordinance No. <br />1548, Series 2009 on final reading, seconded by Councilor Dalton. Roll call vote <br />was taken. The motion carried by a vote of 7-0. <br /> <br />APPROVAL OF CONTRACT WITH GIBBONS WHITE, INC. FOR REAL <br />ESTATE SERVICES CONCERNING 637 FRONT STREET <br /> <br />Economic Development Director Star explained the contract with Gibbons White, <br />Inc. is for real estate services to find a tenant to occupy the Post Office building, <br />located at 637 Front Street. A Request for Proposals was distributed in March <br />and six responses were received. The City Manager and Economic <br />Development Director interviewed four real estate teams on April 6, and <br />recommended City Council approve a contract with Chris Boston and Steve Sims <br />of Gibbons White, Inc. <br /> <br />COUNCIL COMMENT <br /> <br />Mayor Sisk disclosed his law firm represented Mr. Boston's late father for many <br />years and has also done business with Chris Boston. He noted he was not part <br />of this contract, nor had any involvement in the selection process. <br /> <br />Mayor Pro Tem Marsella inquired about the "NNN" notation on the square foot <br />rental rate. Mr. Boston explained the "NNN" notation represents triple net, <br />(property tax, insurance and common maintenance expenses). Mayor Sisk noted <br />the building is owned by the City and there would be no real estate tax collected. <br />
