<br />4/6/82 <br /> <br />Page -2- <br /> <br />KEN TANIGUCHI <br /> <br />Each member of council had copies of the <br />proposed project. <br />Mr. Taniguchi advised Nielsen/Neodata is <br />proposing to amend the annexation agree- <br />ment of approximately 14 acres, formerly <br />Biological Sciences Curriculum Studies. <br />He gave a slide presentation of the existing <br />buildings on South Boulder Road and a pre- <br />liminary plat of the ultimate development <br />for the project. <br />The existing building is to be totally reno- <br />vated and phase I of the project will tie in <br />aesthetically and architecturally with what <br />is being proposed for the new structure. <br />The parking areas are broken to soften the <br />impact. There is an estimated budget of <br />$100,000.00 for landscaping and the open <br />space area will be maintained by them. At <br />the northeast corner of the site is a pro- <br />posed employee recreation open area. <br />Ten aggregate pre-cast panels will be used <br />as a surface material, bronze glass, and <br />berming will be done against the buildings <br />to diminish the height impact. <br /> <br />Traffic <br /> <br />Based on a survey from the employees at <br />present approximately 180 cars would be <br />at the site at one time, due to the flex <br />shifts. Of the 180 cars it is estimated <br />1/3rd would be traveling east, the majority <br />of traffic - approximately 2/3rds would be <br />going on South Boulder Road east with one- <br />half of these traveling on 80th to Highway <br />36 to get to Denver and Broomfield, the <br />remainder would be going west on South <br />Boulder Road to Boulder. It was their <br />feeling this 'tV'as not a traffic problem with <br />the flex shifts; and a carpool program <br />in force, 25% carpool, 10% use public trans- <br />portation would help alleviate traffic impact. <br />It is Neodata's intention to improve South <br />Boulder Road for their portion and work <br />in conjunction with the Morman Church. <br />Mr. Taniguchi introduced representatives <br />of the Nielsen/Neodata Co. who were present, <br />Kurt Burghardt, Executive Vice President, <br />and President of Neodata Services, Chuck <br />Clossen, Don Durre, and Ben Latore. <br />
