Mr. Taniguchi advised Nielsen/Neodata is proposing to amend the annexation agree- ment of approximately 14 acres, formerly Biological Sciences Curriculum Studies. He gave a slide presentation of the existing buildings on South Boulder Road and a pre- liminary plat of the ultimate development for the project. The existing building is to be totally reno- vated and phase I of the project will tie in aesthetically and architecturally with what is being proposed for the new structure. The parking areas are broken to soften the impact. There is an estimated budget of $100,000.00 for landscaping and the open space area will be maintained by them. At the northeast corner of the site is a pro- posed employee recreation open area. Ten aggregate pre-cast panels will be used as a surface material, bronze glass, and berming will be done against the buildings to diminish the height impact. Traffic Based on a survey from the employees at present approximately 180 cars would be at the site at one time, due to the flex shifts. Of the 180 cars it is estimated 1/3rd would be traveling east, the majority of traffic - approximately 2/3rds would be going on South Boulder Road east with one- half of these traveling on 80th to Highway 36 to get to Denver and Broomfield, the remainder would be going west on South Boulder Road to Boulder. It was their feeling this 'tV'as not a traffic problem with the flex shifts; and a carpool program in force, 25% carpool, 10% use public trans- portation would help alleviate traffic impact. It is Neodata's intention to improve South Boulder Road for their portion and work in conjunction with the Morman Church. Mr. Taniguchi introduced representatives of the Nielsen/Neodata Co. who were present, Kurt Burghardt, Executive Vice President, and President of Neodata Services, Chuck Clossen, Don Durre, and Ben Latore.
