Recreation Advisory Board <br />Minutes <br />May 23, 2022 <br />Page 2 of 4 <br />Golf Course Feasibility Plan Update and Presentation <br />Richard Singer and Jeff Fossum attended the meeting by Zoom to present <br />the draft of the "Financial Feasibility Study for Facility Improvements at Coal <br />Creek Golf Course." <br />Richard Singer reported that the Coal Creek Golf Course (CCGC) property <br />has undergone improvements, but that the ancillary amenities have fallen <br />behind, most notably the clubhouse. The current clubhouse will hinder <br />revenue growth, as it is not adequate to support tournaments, leagues, <br />and special events. The study presents charts that predict that the golf <br />course will struggle to make ends meet without upgrading facilities. <br />Jeff Fossum reported that the function and flow in the clubhouse is <br />substandard. The original building was extremely small, and the addition <br />did not solve problems with function and flow. Compared to other <br />clubhouses in the area, the interior space is dated and unappealing. In <br />addition, the building does not meet the City of Louisville's sustainability <br />and energy efficiency goals. The final conclusion is that the clubhouse is <br />at the end of its useful life, and renovation does not make economic <br />sense. Building a new facility is the best option. <br />Jeff reported that the golf maintenance facility is grossly undersized. <br />Modern equipment is expensive, with electronic components that need to <br />be protected. The building does not meet the City's sustainability and <br />energy efficiency goals. An additional maintenance building would provide <br />needed space. The current building is near a wetland area, which will <br />provide a challenge to constructing another building nearby. <br />The cart storage area was built to house 28 carts, but it should be large <br />enough to handle 72 carts. <br />The report details amenities that should be included in a new facility. The <br />following list includes some of the highlights. <br />o grill that would seat 50 <br />o multi -use dining space that would seat 150 <br />o private dining area that would seat 20 (with flexibility to allow <br />combining rooms) <br />o improved and larger kitchen <br />o grab -and -go snack area (location TBD) <br />o increased office space (currently too small for staff) <br />o significant increase in cart storage area <br />o teaching pavilion at east end of driving range <br />o two hitting bays with garage doors <br />o computerized simulator system <br />o additional building for maintenance and storage <br />o more parking spaces and charging stations <br />o a building that meets the City's sustainability goals <br />o two -level clubhouse, showcasing views from the second floor <br />
