3. The PUD site plan shall be revised to incorporate a sidewalk on the north side <br />of the 30' wide access drive from MOB II to the entrance of the surface <br />parking lot on the west side of the MOB II, with the sidewalk being deferred <br />until needed. <br />4. The applicant has the right to defer up to 80 parking spaces until an actual <br />need is shown. <br />5. The applicant is willing to allow trail connections to the old cemetery road <br />connection, as worked out by staff. <br />6. The parking lot perimeter plantings be installed now and not deferred. <br />Seconded by Mayer. <br />Mayer offered a friendly amendment to condition #3 that the grading for the sidewalk be done and <br />that the landscaping not incur into the projected sidewalk area, as recommended by staff, accepted <br />by Howard. <br />Mayer offered a friendly amendment to condition #6 ident~ing the parking lot as the lot on the <br />west side of the MOB II, accepted. by Howard. <br />Mayer offered a friendly amendment to condition #5 that the language to be worked out regarding <br />the trail be mutually agreeable to staff and the applicant, accepted by Howard. <br />Sam Light, City Attorney, offered a friendly amendment to condition #1 that the signage be <br />consistent with the existing sign on MOB I, accepted by Howard and Mayer. <br />h <br />Mayer offered a friendly amendment that the setbacks from the previous PCCD be reflected on the <br />new PUD, accepted by Howard. <br />Roll call was taken. Motion passed. by a 6-0 vote. <br />RESOLUTION No. 47, SERIES 1998 -FINAL PUD DEVELOPMENT PLAN FOR AN <br />8,581 SF LIGHT INDUSTRIAL BUILDING, -LOT 10, BLOCK 2, CTC, 1st FILING <br />Davidson called for staff introduction. <br />Paul Wood, Planning Director, stated this application is a Final PUD for a small light industrial <br />building on the west side of South Pierce in the CTC. The building is proposed as asingle-story, <br />8,600 sf structure. The building coverage of 17% is fairly low for the CTC. Parking and drive aisles <br />wrap around the entire building. Applicable building and parking setbacks have been met. Parking <br />is provided at a ratio of 2.8 spaces per 1,000 sf. Bike parking and employee break areas have been <br />incorporated. <br />Storm water detention is located in. the landscaped area south of the parking lot.
