working with the applicant to reduce the height of those walls, and therefore, their visibility from° <br />the street. <br />Landscape coverage is proposed at: approximately 38%, of which 12% is in the RR easement on the <br />south side of the property. Plantings are provided around the entire perimeter of the property in the <br />parking lot and adjacent to three sides of the building. Some modifications to the landscape plan are <br />necessary to meet Planning Commission conditions of approval. <br />The building is proposed to be constructed of integrally colored concrete masonry units (CMIJ). The <br />small size and relatively low height of the building give it a fairly simple appearance and will make <br />it less obtrusive than other lazger buildings might be. <br />Staff believes that some additional variation in material color and texture would be appropriate and <br />is necessary to meet the intent of the Planning Commission. <br />Signs and exterior lighting have been modified to meet Planning Commission conditions and comply <br />with CTC and other applicable City standazds. <br />The Planning Commission recommended approval of the application with 13 conditions; six of those <br />conditions are still outstanding. <br />Davidson called for the applicant's presentation. <br />Jeff Scott, Juri Scott Designs, 6201 Crestone Street, Golden Colorado, 80403, was present to <br />represent the owner. He stated the building size was reduced to eliminate the need for two curb cuts <br />to obtain adequate parking and drainage. He explained that all of the Planning Commission <br />conditions dated July 14, 1998, except for condition #10, were oversights and they have no <br />objections to correcting those. Condition #10 recommends further architectural modifications to the <br />eastern side of the structure, providing curb appeal to Pierce Street. He explained that the eastern side <br />has been upgraded to maintain a consistency with other structures similar in size and proportion. The <br />majority of the trees in the landscaping plan aze located on the eastern side of the property. <br />Davidson called for Council questions and comments. <br />Howard agreed with the applicant's response to condition #10. <br />Lathrop agreed that the applicant has shown tremendous effort, especially in landscaping, to soften <br />the eastern side of the property. He felt that the first two modifications listed in condition. #6 were <br />reasonable and agreed that modifications to the comers of the building could be costly and; therefore, <br />should be removed from the resolution. <br />Scott agreed. <br />12 <br />
