<br />Feinbein replied that he would appreciate approval tonight since they had hoped to be on the City, <br />Council agenda two weeks ago but, due to the size of the agenda, they were pushed back to this <br />meeting. The Building Department is not able to begin review until a formal approval has been <br />received. <br /> <br />Davidson instructed staff to begin the review process on this PUD while the correct language is <br />being incorporated into the Resolution. <br /> <br />F einbein agreed. <br /> <br />Davidson moved that council table Rf:solution No. 37, Series 1998 - Final PUD Development <br />Plan and Final Replat for Lot 3 (PUD), Lot 3 and 4 (Replat), Coal Creek Medical Campus, to the <br />next City Council meeting on August 4, 1998, and instruct the Building Department to start the <br />review process before it is approved, seconded by Sisko All in favor. <br /> <br />RESOLUTION No. 38, SERIES 1998 - AMENDMENT TO THE AMENDED FINAL PUD <br />DEVELOPMENT PLAN FOR CONOCO ON LOT 7 OF CENTENNIAL VALLEY <br />PARCEL 0, FILING 3 <br /> <br />Davidson called for staff introduction. <br /> <br />Paul Wood, Planning Director, stated this request is being made to authorize a light band around <br />the canopy, to modify one existing sign, and to modify fuel pump toppers. A canopy-accenting <br />li~ht band is proposed underneath the station canopy and will wrap around the entire canopy. The <br />Planning Commission approved the band without illumination. Secondly, an existing non- <br />illuminated 15 sf 'car wash' sign on the north wall of the car wash building will be replaced with <br />a 14.09 sf, non-illuminated, elliptical sign. The sign will project lO-inches from the building <br />face. The CDDSG permit a maximum 8-inch projection for such signs and the applicant has <br />agreed to modify the sign to comply with this standard. The final request is for illuminated <br />identification signs for fuel pumps to replace existing pump identifiers. The signs would be <br />elliptical in shape, eight inches wide, with an area of 4.36 sf per face. Previously approved pump <br />toppers were 13 sf per face. Although the proposed pump identifiers are more aesthetically <br />attractive than the current identifiers, staff feels illumination of these signs lacks justification. <br />The Planning Commission was concerned with off-site glare produced from the overall <br />illumination underneath the canopy. The applicant has attempted to demonstrate that by installing <br />the red canopy band, the angle of illumination would be modified to keep more light on-site. It is <br />not clear from this representation whe:ther the canopy band will prevent all off-site light trespass. <br />The Planning Commission recommended approval of the application with four conditions. Aside <br />from agreeing to reduce the projection of the 'car wash' sign to eight-inches, the applicant has <br />not modified this application to meet Planning Commission recommendations of approval. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />11 <br />
