SIMMONS <br />CITY ADMINISTRATOR <br /> <br />July 21, 1998 <br /> <br />I TO: <br /> <br />FROM: <br /> <br />SUBJECT: Resolution No. 37, Series 1998 - Final PUD Development Plan for Lot 3 and a Replat of Lots 3 <br />and 4 of Coal Creek Medical Campus to allow COnstruction 4,300 square foot dental office <br />building. <br />ORIGINATING DEPARTMENT: Planning <br /> <br />Background: This parcel was originally annexed into the City and zoned PCZD as part of the Louisville <br />Campus Subdivision. The PCZD authorized a restricted range of commercial, office and instimtional uses 0 <br />this and a second lot fronting on gsm Street. This property, Lot 2, was subsequently approved for a small <br />medical office campus with four buildable lots and a common outlot for parking. One building has <br />specifically been approved and recently completed along with a portion of the common area landscaping and <br />site improvements, including all landscaping along gsm Street. The property owner is requesting approval fo <br />a second medical office building on Lot 3 in the southeast corner of the subdivision. The building is <br />proposed to be occupied by a pediatric dentist. To accommodate the proposed building footprint, the <br />northern property line of Lot 3 is proposed to be shifted slightly to the north, making Lot 4 slightly smaller. <br />That is being processed as a Replat concurrent with the Final PUD. <br /> <br /> <br />As required in the agreements with the School District at the time of the zoning of the property, the District <br />has reviewed and approved this proposal. <br /> <br />Site Pfarr This lot is an internal lot in the development so that it will have only limited visual exposure from <br />8gth Street. The main building entrance is located along the sidewalk that connects the southern parking lot t <br />the circular drop off area. Required minimum building setback, as established on the overall final PUD have <br />been met. Those minimum setbacks do not provide for large landscaped areas adjacent to the building. <br />However, they do meet the intent of the building which was to have a clustering of buildings with landscapin <br />focused at the perimeter of the site. <br /> <br />The proposed FAR and building coverage are less than those previously approved. However, the proposed <br />landscape coverage of 16.7 percent is less than required. Lots 2, 3, and 4 were required to provide an <br />average of 26.9 percent landscape coverage. The applicant proposes to make up the lost landscape coverage <br />by increasing landscaping on Lots 2 and 4. The overall PUD summary tables have been revised accordingly. <br />Staff and the Commission have recommended approval of that redistribution based, in part, on the greater <br />public visibility of landscaping on Lots 2 and 4. The overall development maintains a 27 percent landscape <br />coverage, 34 percent include pedestrian walks and courtyards. <br />(Continued on Page 2 <br />RECOMMENDATION: If City Council desires to approve the Final POO Development Plan and Final <br />Replat, ACCEPT A MOTION TO APPROVE RESOLUTION NO. , SERIES 1998.
