In response to staff and Planning Commission conditions, the width of the reveal lines has been <br />increased, and an additional `articulated' reveal line has been added as a detail designed to mimic <br />the shapes of the metal balconies over the office windows. While that detail does provide some <br />interest, staff is not convinced that with a one -inch dimension it will provide any effective visual <br />relief as viewed from the street. We would recommend that reveal lines be 3 inches in height or <br />width. The Planning Commission resolution also recommended that additional synthetic stucco be <br />added on the office portion of the building. The applicant is requesting not to have to meet that <br />condition. <br />The Planning Commission approval recommended that light fixtures be limited to the following: <br />parking lot pole lights to be 250 -watt metal halide, loading dock lights to be 175-watt metal halide, <br />and other wall- mounted fixtures to be limited to 70 to 100 -watt fixtures. It also suggested that <br />some additional site lighting could be necessary after reviewing a revised photometric site plan that <br />uses those lower fixture lighting levels. The applicant is requesting to use 400-watt fixtures in the <br />parking lot and 175 -watt fixtures on the walls and under the balconies. While there are locations <br />in the CTC that utilize 400 -watt fixtures, staff has been working to consistently limit all site <br />lighting to a 250 -watt maximum. While we believe that it is important to maintain a minimum <br />level of lighting in the CTC, we believe it should also be very subdued given the location on the <br />fringe of town, and the relatively limited evening use of the industrial park. We continue to <br />recommend a reduction in the wattage of parking lot pole lights as well as for wall mounted lights <br />not located at the loading area. <br />One small monument sign (3 feet by 5 feet) is proposed at the main entry off Dogwood. A six <br />square foot directional sign is proposed at the entry off Cherry. One wall sign is proposed above <br />the main entry. That sign measures 7 feet by 7 feet. Staff would recommend that it not be <br />internally illuminated. <br />The Planning Commission approved the application by a vote of 5 0, and most of the <br />Commission conditions have been met. Staff is also recommending one additional condition related <br />to the wall sign. Staff does not think an internally illuminated cabinet sign of that size is <br />appropriate and recommends that the wall sign not be internally illuminated. Wood was then <br />available to answer any questions. <br />Davidson called for the applicant's presentation. <br />Garth Braun, 954 Pearl Street, Boulder, Colorado, stated that this project began approximately two <br />years ago and has changed several times over that period. He expressed their desire to begin <br />construction as soon as possible due to the seasonal nature of the construction business. He <br />introduced Julie Boston, President of CG Press and Terry O'Connor, of O'Connor Development. <br />Julie Boston, 6800 W 117th Avenue, Broomfield, Colorado provided a brief history of CG Press. <br />She was available to answer any questions. <br />11 <br />
