Mayer stated that he supported all the Planning Commission recommendations of approval, with the <br />exception of number four. <br />Howard agreed with Mayer. <br />Keany stated that he agreed with the applicant that conditions number three, four and seven be <br />removed. He would support internally illuminated signage over open, lit, neon signs with exposed <br />lighting or neon banding. <br />Davidson agreed with Keany since the property is zoned as an industrial area. <br />Howard moved that Council approve Resolution No. 63, Series 1998 Final PUD Development Plan <br />for CG Press on Lot 1, Block 2, The Park at CTC, with the following amendments:. <br />1. That construction acceptance be granted for Phase I public improvements at the Park <br />at CTC prior to any Certificates of Occupancy being granted for this application; <br />2. That, on the landscape plan, Note #9 should be modified to replace `CG Press' with <br />`Property Owner'; <br />3. That fixtures be limited to a maximum of 250 -watts for parking lot pole lights, 175= <br />watts above the loading doors and 70 to 100 -watts for all other wall- mounted <br />fixtures; <br />4. That additional parking lot pole lights are added, as necessary, to provide adequate <br />lighting levels with the above recommended lower levels of fixture illumination, and <br />that adequate lighting is provided at the main entry through the use of low pole lights, <br />bollard lights or soffit lights; <br />seconded by Lathrop. <br />Roll call was taken. Motion passed by a 5 -1 vote, with Mayer voting against and Sisk abstaining. <br />DISCUSSION/DIRECTION PRELIMINARY PUD DEVELOPMENT PLAN FOR THE <br />EXPANSION OF AN EXISTING BUILDING AT 841 FRONT STREET <br />Davidson called for staff presentation. <br />Paul Wood, Planning Director, stated that the Boudreau -Love Partnership, LLP, has submitted a <br />preliminary PUD Development Plan for the expansion of a 2,896 sf, two -story office building <br />located at the southwest corner of Walnut and Front Streets. The property is zoned Commercial <br />Community and is 4,686 sf in area. <br />The existing building is currently occupied by professional office and is 22 -feet high at the ridge line. <br />There are four on -site parking spaces located immediately to the east of the building entrance. PUD <br />approval would authorize the addition of approximately 4,125 sf total, with that square footage being <br />evenly distributed between a new basement and the main and second floors. If approved, the PUD <br />would authorize a density increase from approximately .62 Floor Area Ratio (FAR) to 1.20 FAR, <br />13 <br />
