not including the basement. It is intended that 1,375 sf on the main level would be used for retail <br />and /or restaurant. The second story would be used for professional office and the basement would <br />be used for storage only. <br />Architecturally, the addition would receive a new false front on the east elevation with a maximum <br />height of twenty -six feet. Principal building material would be painted lap siding and trim. A roof <br />top mechanical. unit is shown to be screened and at a height of twenty -two feet. A small wall <br />mounted sign is proposed above each building entry from Walnut and Front Street. A monument <br />project sign is proposed at the corner, which would also require a variance from a ten -foot setback <br />requirement. <br />The applicant has submitted two site plan options (A B). Option A reflects the addition to the west <br />of the existing building, whereas Option B reflects the addition to the east between Front Street and <br />the existing building front. Option A requires a rear setback variance of twenty -feet, but would retain <br />the four parking spaces on site. The applicant is requesting Option A, as it preserves on -site parking <br />and more of an open feeling at the cornerwith the addition of approximately 300 sf of landscaping. <br />Also, Option A would leave open a future alternative, if needed, for additional right -of -way <br />dedication. <br />Davidson called for the applicant's presentation. <br />Erik Hartronft, 801 Main Street, Louisville, Colorado, introduced building owners David and Nancy <br />Love. <br />David Love, 841 Front Street, Louisville, Colorado, provided a brief history of the business. <br />Nancy Love, 841 Front Street, Louisville, Colorado, expressed commitment to the community of <br />Louisville and whichever option Council decides is most compatible for downtown. She explained <br />that the expansion depends upon completion of the Lake Park Drainage Way A project and thanked <br />Council for removing many downtown properties from the floodplain with that project.. <br />Hartronft provided a brief overview of the project and the two proposed options. He requested <br />Council direction on the project and was available to answer any questions. <br />Davidson called for Council comments and questions. <br />Mayer expressed support for Option A and suggested that the neighbors be surveyed for any <br />objections they might have to the project. He questioned the safety for pedestrians due to the four <br />existing parking spaces which require backing out over the sidewalk. <br />Levihn expressed support for Option A and agreed with Mayer regarding the parking spaces. He <br />complimented Hartronft on the building design. <br />14 <br />
