V etrQ11-11t <br />and consulting. p.c. <br />October 21, 2008 <br />City of Louisville Planning Department <br />749 Main Street <br />Louisville, CO 80027 <br />E �i <br />OCT 2 t 4 ..u.„1 <br />PLANNING <br />Letter of Intent Final PUD, Lot 12, Colorado Technological Center, Filing 2 <br />(739 South 104 Street) <br />Passco Colorado Tech Industrial LLC is seeking approval to build a new two building <br />phased development on the southeastern most lot in the Colorado Technological Center. <br />This lot is bordered by Dillon Road to the south, 104 Street to the east, vacant industrial <br />lots to the north, and soon to be developed industrial Tots to the west. Passco owns the <br />adjacent lot to the east. Lot 12 (a 7.53 acre parcel) is part of three parcels of land they <br />recently acquired from Hill Properties in this portion of the CTC. The infrastructure <br />adjacent to this lot (roads, utilities, drainage channels, etc) is in place. <br />Final PUD approval is being sought for two 41,000 square foot buildings on Lot 12. The <br />layout of the site is such that the buildings can be constructed in two phases. The need <br />for phasing and subsequent timing of each phase will be based on market conditions. It <br />is being proposed that the west building be built first so as to minimize the impact of <br />future construction on the occupants of this building at the time the east one is built. <br />Proposed ingress /egress drives, utility stub -ins, storm detention ponds and landscaping <br />along 104 will be done as part of the first phase. The northerly access drive will be fully <br />constructed to access the first building. The center access drive will terminate after it <br />crosses the existing drainage Swale adjacent to 104 Road base can be installed from <br />this termination point back to the edge of the parking lot of Phase 1 to allow for <br />emergency fire access if required by the fire department. The landscaping along 104 <br />will help mitigate the visibility of the rear of the Building One until the time Building Two is <br />constructed. <br />Both buildings are being designed as speculative commercial /flex buildings with the ability <br />to house either single or multiple tenants. Each building is single story. Initial striped <br />parking will be provided at a ratio of between 2.5 and 3 spaces per 1,000 s.f. to allow for <br />a mix of commercial and warehouse use. If an end user needs primarily office space and <br />less warehouse space, additional parking can be added between each building to bring <br />the parking up to a maximum of 4.1 spaces per 1,000 s.f.
