Final PUD Letter of Intent Lot 12, CTC, Filing 2 (739 South 104"' Street) <br />October 21 2008 <br />Page 2 <br />The building will be 28' tall at its highest point. Construction is to be pre -cast concrete <br />wall panel exterior with steel columns and bar joists. The building will have an automatic <br />fire sprinkler system throughout. The Layout meets the setback and bulk requirements of <br />the CDDSG adopted by the City. We also believe it meets the majority of the other <br />design criteria set forth in that document, especially as it relates to the goals and policy <br />statements. This property is the only commercially zoned piece in this part of the park. <br />Therefore, the desirability of compatibility with surrounding developments that is stressed <br />in the CDDSG will be with neighboring future industrial buildings. As such, we have <br />focused on providing variety in the facades visible from Dillon Road. 104 Street and the <br />adjacent parcels to the north and east. Variations in height and two to three color <br />combinations will be used on the wall panels to give variety to the concrete elements. We <br />have limited the loading docks to the area between the two buildings and are using both <br />screen walls and landscaping to help mitigate their visibility from Dillon Road. The <br />loading area is on grade, so there are no depressed dock wells that are found on <br />buildings in the industrial zoned areas of the park. I have included a more detailed <br />comparative analysis of specific areas where we are seeking some deviation from the <br />CDDSG on a separate sheet. <br />Passco Companies is a California .based company which specializes in the development <br />and ownership of commercial and industrial properties.
