r hits ctur� <br />and cc naulting, p.c. <br />October 21, 2008 <br />Comparative Analysis with the CDDSG- Final PUD, Lot 12, Colorado Technological <br />Center, Filing 2 (739 South 104"' Street) <br />Chapter 1 Site Planning <br />All bulk requirements of this Chapter are met or exceeded (setbacks, opens space <br />coverage). One area we are seeking some relief from is by allowing the two buildings to <br />be separated by parking lots. This separation is done to help screen loading and service <br />areas from surrounding properties and streets. Screening of loading, parking areas and <br />utility /mechanical equipment will be done per the guidelines. <br />There is not the level of pedestrian amenities that would be found in a more intensive <br />commercial or retail use, so we are seeking relief from some of those requirements. <br />Water quality control, grading, excavation, and erosion control will meet the guidelines_ <br />Chapter 2 Site Access and Vehicular Circulation <br />The main requirements of vehicular access, circulation, parking rations and segregation <br />of parking lots from loading areas meet the guidelines. No pedestrian drop off areas are <br />provided. <br />Chapter 3 Pedestrian and Bicycle Circulation <br />There are not a high level of pedestrian and bike amenities serving the surrounding <br />industrial development Therefore, we are seeking some relief from the requirements of <br />this chapter. However, within the site, pedestrian walkways and bicycle parking are <br />provided in accordance with the requirements in the guidelines. <br />Chapter 4 Architectural Design <br />The buildings on this site are designed to blend in and be compatible with surrounding <br />development (as much as currently exists close by). This compatibility meets the <br />guidelines as it relates to building height, variations in color, variation in roof forms, <br />window patterning, and the use of natural materials. The materials used are consistent <br />on all sides of the buildings and are of high quality and durability_ Building entrances are <br />easily identifiable and of human scale.
