Landscaping <br />The site has been landscaped in accordance with the CDDSG landscaping standards. <br />Buffering has been provided between the adjacent properties to the west and north. The <br />current plan set shows off-site landscaping on the western half of the property. The <br />applicant had proposed landscaping in this location because they own the adjacent <br />property. Landscaping for the project will need to be accommodated completely within Lot <br />12. Condition of approval #2 was written to verify this point. Similarly, drainage <br />improvements are proposed within the drainage channel on the southeastern corner Lot 13. <br /> These improvements can not be permitted without the permission of the owner of Lot 13. <br />Condition of approval #1 was written to addresses this issue. <br />Building Architecture <br />The two buildings are proposed to be constructed with pre-cast textured concrete walls. <br />Staff worked with the applicant to include architectural details that presented a greater level <br />th <br />of detail on the portions of the building visible from Dillon Road and South 104 Street. <br />Concrete lintels and a stone veneer application along the base of the structure are <br />incorporated into the southern and eastern elevations of building one, and the southern and <br />western elevations of building 2. Steel canopies will be used above entry ways on the front <br />of each building. In accordance with the CDDSG, building massing is reduced in scale <br />through variations in color and roof form. <br />STAFF RECOMMENDATION: <br />Staff recommends approval of the final PUD development plan for the development of two <br />40,960 square foot flex office buildings located at 739 S 104th Sreet on Lot 12 of the <br />Colorado Technological Center Subdivision, Filing 2, with the following conditions: <br />1. Prior to City Council approval the applicant will obtain a deed of easement from the <br />owners of Lot 13 of the Colorado Technological Center Subdivision, Filing 2 to <br />construct improvements including a drainage culvert and rip rap on Lot 13. A <br />maintenance agreement will be entered into which indicates that maintenance of <br />these drainage improvements will be the responsibility of the owner of Lot 12. <br />These documents will be recorded with the Boulder County Clerk and Recorder. <br />2. Prior to City Council approval the applicant will revise the landscaping plan to show <br />all proposed landscaping improvements completely within the boundaries of Lot 12. <br />Specifically, improvements shown on the west side of the landscaping plan will need <br />to be moved onto Lot 12. <br />3. The development agreement will contain language outlining the responsibility of the <br />owner of Lot 12 to operate and maintain the City owned but privately maintained <br />waterline shown on the plans. <br />4.
