<br />Circulation <br />th <br />The property will be accessed at two separate locations off of 104 Street. The CDDSG <br />permits more than one access to a site “when it will not be hazardous to the safety and <br />operation of the street or to pedestrians”. The applicant completed a traffic study which <br />sufficiently addressed public works traffic concerns with allowing two access points to the <br />property. Both of the access driveways will include 5 foot sidewalks that connect to the <br />th <br />existing sidewalk along 104 Street. A 6.5 foot walkway will be constructed around the <br />perimeter of each of the two buildings. <br />Parking <br />Parking for the two structures will be constructed around the perimeter of and between the <br />two buildings. Parking for building 1 will be constructed at a ratio of 2.6 spaces per 1,000 <br />square feet of building area for a total of 107 spaces. Building 2 will include 123 spaces for <br />a ratio of 3 spaces per 1,000 square feet of development. There is the potential to construct <br />102 additional parking spaces between the two buildings. These spaces will be <br />constructed as needed to meet the parking requirements of the CDDSG as future tenants <br />occupy the space. Parking availability will be reviewed in conjunction <br />with tenant finish building permits. Staff finds that the proposed parking ratios will be <br />sufficient to address the anticipated parking demand of flex occupancy. The applicant has <br />also provided adequate area for bicycle parking located near the entry ways for each <br />building. There is bicycle parking available for a total of 56 bicycles. <br />Phasing <br />The project is proposed to be constructed in two phases. The first phase will include <br />building 1, utility and drainage improvements, the entrance improvements and site paving <br />(with the exception of paving surrounding building 2), and the landscaping and site <br />improvements associated with building one.
