SPECIAL REVIEW USE <br /> RESOLUTION #8 FOR <br /> CITY SHOP FACILITY Rautenstraus read Resolution No. 8, Series 1985, <br /> "A Resolution approving the Special Review Use for <br /> the City of Louisville Maintenance Facility" in <br /> its entirety. Mayor Meier moved that Resolution <br /> No. 8, Series 1985, be passed and adopted. <br /> Hundley advised Council that the Planning <br /> Commission had inadvertently not been given <br /> related information regarding a firs hydrant and <br /> fire code regulations submitted by Fire Marshall, <br /> Bill Dhieux. Staff has since contacted Mr. Maoism <br /> and will work very closely with his to ensure <br /> proper fire safety conformance. Access has been <br /> determined as adequate. At which point the <br /> building is completely • occupied and used for <br /> storage, a sprinkler system will be installed as <br /> per the Fire Code. Also, landscaping will go in <br /> under Phase I as to be more visually appealing <br /> from Highway 42. <br /> Hundley indicated to Council that the existing <br /> water line that will serve this facility is <br /> realistically not large enough for the water <br /> pressure needed for the sprinkler system. An 8 <br /> inch replacement line will have to be put in by <br /> the City in the next couple of years using pipe in <br /> stock and probably doing it "in-house." <br /> Two Planning Commission eeabers voted against the <br /> resolution because of the facility being placed in <br /> an open space area. Leary responded to this point <br /> by stating that this parcel of land has been a <br /> "government use parcel" and is where our sewer <br /> plant is and the shops are there now. "I feel the <br /> site will be improved making it more compatible <br /> with the setting. " "It is relatively a desperate <br /> need." The equipment would have to stay outside <br /> all winter and have crews working on vehicles in <br /> bad weather. <br /> Hundley related to Council two options with <br /> Hillhouse and Associates. Hillhouse has completed <br /> a site plan for the entire area. This is normally <br /> not included in standard architectural fees. <br /> Therefore, staff and Hillhouse are working <br /> to put everything together in a cost that makes <br /> sense for the total project including the overall <br /> plans for the site The alternatives are 1) go <br /> with the 72 fee, or 2) an 82 fee based on time and <br /> material with this figure as a top set . It is <br /> requested of Council the ability of staff to <br /> negotiate whatever is felt to be in the best <br /> 5 <br />
