SONS
Sisk moved that Council continuo the hearing until September 13,
1992. seconded by Howard. All in favor.
Ru.oWTXcW Mo. 3s, suiu 2992 TEM MICAOoMs AT COAL CUSS
ANIMATION - PURLIC MUM COMTINUND
Davidson re- opened the Public Hearing asking for a staff
presentation.
John Franklin, Director of Community Develcpment, explained that
this Public Hearing on the annexation/proposed coning of The
Meadows at Coal Creek was continued until tonight. Numerous work
sessions have been entered into to reach a workable understanding
and compromise with regard to both the annexation and the
development itself. There were four (4) action items before
Council (OHS ATTACHZO AGZNDA). Should the Council wish to proceed
with and approve these items, the staff and the City Attorney had
some corrections that they would like to discuss with the Council.
The amendments or changes to the nature of the Resolutions and
Ordinances are needed to ensure that the actions that Council does
take are in accordance with the City's procedures. Before Council
was a request for annexation for approximately 27 acres of land
located south of Cherry Street at Taft Court. They are requesting
annexation to the City of Louisville and Boning to RS (Residential
Estate).
Jim ?raker, Mt ftgineerinq, representing t :s ampii .*nt, stated
that nagotSations had been going on since November 19, 1991, with
six (6) major revisions and many fine tuning sessions. They have
agreed to develop their project based upon ten (10) C.O.'• per
quarter, which will be a 2 1/2 year build -out, commencing from
1993. The overall PtJD encompasses five (S) significant tracts of
land. The first one is a four (4) acre tract located in the
northeast cornet', which was previously annexed and zoned; the
remainder of this parcel is all of the land east of the Public
Service tract, which is owned by Mr. Moore; the Public Service
tract itself; a half acre site, which is Mr. Koore's tract; and a
ten (10) acre tract, which is Mr. Tracy's tract. The total
development to date encompasses 31 acres of land. Access is from
Taft Street, which is accommodated by the traffic islands in Cherry
Street, with a second access, which is • safe distance from the
planned access into the Cherry Street Technical Park. Kr. !raker
continued to re- review the PUD.
Michael frontcsak, 643 Fairfield Lane, Louisville, CO, felt the
City would be bettor off waiting until the Comprehensive Plan was
completed before annexing this land. He also was concerned about
the additional children in the schools, the safety issues
concerning the bike path, which backs up to existing full privacy
fences on the Coal Creek side, etc.. He felt it should be moved.
4
