All in <br />favor. <br />DISCUSSION/MOTION. MARKEUMESA ANNEXATION LETTER OF INTEREST <br />John Franklin, Director of Community Development, reviewed the Markel!Mesa <br />Annexation Letter of Interest. Michael Markel, President of Markel Homes, Inc. has <br />expressed interest in annexing approximately 27 acres, assemblage of four properties which <br />are generally located west of McCaslin Blvd. across from West Alder Street. (Attachment <br />C) <br />Mr. Markel proposes to develop 65 12,000 sq. ft. + lots on 27 acres for a density of 2.4 units <br />per acre. The conceptual plan also includes the previously annexed Anderson property. <br />Three existing dwellings would be annexed and included in the subdivision. The properties <br />are located within the Louisville planning area and are generally designated for residential <br />development. <br />The issue tonight is whether or not Council will direct staff to proceed with the annexation. <br />Michael Markel, President of Markel Homes, Inc., 2737 Mapleton Ave., Boulder, Colorado <br />Markel: I currently have the contracts on five parcels of land <br /> approximately 27 acres, on the mesa. I have been building in <br /> Boulder County for approximately seventeen years and have <br /> built approximately _five to six hundred housing units in <br /> Boulder County and in the City of Boulder. About 200 of <br /> those units were higher end luxury homes. I believe that this <br /> particular annexation is an opportunity for the City of <br /> Louisville to master plan a variety of parcels that are assembled <br /> on the mesa. The attached map is a conceptual plan. I did <br /> not come here to get a site plan approved and I hope there is <br /> nobody in the audience that thinks this is the site plan.
