I am not committed to this particular plan. <br /> I would like to work with City Council and the City Planning <br /> Department and the neighbors that are adjacent to the <br /> property to develop a sensitiv~ project for that area. I realize <br /> the importance of that particular piece of property to the City. <br /> What I am showing here is what I think would be lot sizes that <br /> would work for that particular location. I think the site plan <br /> itself could certainly change as we go through the process. I <br /> am committed to work with the neighborhood groups and the <br /> various people that have interest in that area. I think I have <br /> done some nice subdivisions in the Boulder area. I would like <br /> to be able to share my credentials and be able to participate in <br /> that particular process in Louisville. The houses themselves <br /> would probably be in the range of $275,000 to $500,000 dollars. <br /> Due to the fact that the land cost and some on-site <br /> development cost makes the lots relatively expensive to develop <br /> puts the housing in this particular range. The particular style <br /> of home that I have been developing revolves around a country <br /> theme. The house itself has a lot of wrap around porches and <br /> overhangs that would follow through on the theme of <br /> developing lower profile residences. We would like to be able <br /> to build some ranch styles that would be one story and limit <br /> the structural heights of some of the other homes in that <br /> particular area to preserve the views. I think that I can <br /> demonstrate that through the process when I am working with <br /> the Planning Department and with the neighbors. I think that <br /> the view corridors can be preserved in that particular location. <br /> I would like the opportunity to do that. We are not approving <br /> a site plan here, but I would like to be able to work on this <br /> property and demonstrate to the City that I can do a good job <br /> and work through the process. I would be more than happy to <br /> answer any questions you may have.
