you to decide not to warrant this motion without the approval
and consideration by your Planning Commission. You can't
build the kind of house that is contemplated on that small
piece of land with that kind of value. Please consider this
carefully with the idea that it is going to go contrary to the
feelings of many, many people, who love this area. It is not the
way we want to see this development occurring. I request at
this time that this motion be denied. Thank you.
Terry Lenertz, 1068 W. Alder, Louisville, Colorado
Lenertz: I am opposing this recommendation. I belong to the board of
the home owners association for Hilltop Subdivision, which
covers the east side of this whole development that's proposed.
Speaking with residents of the Hilltop Subdivision I have
almost 100% of the people who disapprove of it. One thing to
consider is the view around the lake. Many people in the whole
community use the lake for fishing, picnicking and riding bikes.
The view will be obstructed if those homes go in and will take
away from the whole community, not just the people up on the
Hilltop Subdivision. At the present time you can see horseback
riding on weekends and weekdays. It's a country atmosphere,
it is beautiful. I hope you disapprove this recommendation in
response to all the homeowners in the area that I represent.
Thank you.
Hornbostel: After looking at the subdivision overlaid on top of what is
already there, I think the biggest comment I have is density.
A big concern of ours should be zoning. In this proposal I
don't see anything that talks about open space. John, is there
anything proposed like our land dedication or cash in lieu of!
Franklin: Not on the face. The 12% land dedication requirement would
naturally have to be handled through the annexation process
and Mr. Markel would either be adjusted to suit or cash in
lieu. It doesn't show it. It was only a feasibility plan at best.
Hornbostel: I have just spent the last two weeks getting ready for school in
two different schools. _ In the brochure that he sent us he made
a statement that the price range of $300,000 to $500,000 homes
generate very few families with elementary age school aged
children. For obvious reasons that young families cannot afford
the high price of these houses. He says that Coal Creek
Elementary School currently has additional capacity for more
students. The middle school and high school also have
additional capacity. I hate to dispute this but as far as Coal
