PROPOSAL: <br />The applicant requests approval of a PUD, SRU, Plat, Easement Vacation, and <br />Annexation Agreement Amendment to allow construction of a distillery, tasting room, <br />and event space and associated site improvements. The existing building on the <br />property would be demolished to allow this development. The requests allow the <br />proposed development through the following means: <br />• The PUD establishes zoning for the development and compliance with the <br />Industrial Development Design Standards and Guidelines (IDDSG) and the <br />Louisville Municipal Code (LMC), including requested waivers described later in <br />this section. <br />• The SRU allows the tasting room and event space use, which require an SRU in <br />the Industrial Zone District. <br />• The Plat establishes new easements, but does not affect the existing property <br />lines. <br />• The Easement Vacation alters existing easements to allow for the updated <br />easements as shown on the proposed Plat. <br />• The Annexation Agreement Amendment allows for the construction of the <br />main building and the placement of the historic "Joe's Metal Shop" structure <br />shown on the PUD. Currently, the Annexation Agreement includes a No Building <br />Zone that precludes improvements west of the 1982 building. The applicant's <br />Annexation Agreement Amendment proposes to remove the No Building Zone. <br />The combined PUD and SRU proposes redevelopment of the entire property and <br />maintains existing site access off Empire Road. It includes landscaping, an orchard, trail <br />improvements, bicycle parking, automobile parking, indoor event and tasting room <br />space, outdoor event and tasting room space, distillery manufacturing and warehousing, <br />and a proposed landmarked building. <br />Historic building <br />IF _ 1 <br />Orchard <br />Figure 2.
