smaller ornamental trees along the interior lot line abutting a neighboring industrial <br />property to the east, and clustered plantings of trees and shrubs surrounding Detention <br />Pond A in the center west of the property. The applicant is requesting landscape <br />waivers from requirements pertaining to plantings interior to parking lots and to <br />screening the northern portion of the main building, which are described below. The <br />proposal also includes an orchard for the distillery use, which would be planted on City <br />property to the west of the subject property. Staff supports use of this City -owned parcel <br />for an orchard contingent on a maintenance agreement pertaining to care of the orchard <br />between the City and the applicant. The final draft of the agreement will be included in <br />the staff packet to City Council. <br />Automobile, ADA, bike, and EV parking for all uses is provided on site as required per <br />zoning, and bike parking is accessible directly from the trail along the south side of the <br />property. In addition, the application proposes a Shared Parking Agreement to <br />accommodate overflow parking for larger events. <br />The south portion of the main building, labeled "Tasting Section" on the site plan, <br />includes the tasting room, event space, and kitchen, and outdoor patio space oriented <br />toward the large open space ("Detention Pond A") to the west. <br />The north portion of the main building, labeled "Distribution Section," includes a loading <br />dock and loading area to the north of the parking lot. That area also includes trash and <br />recycling, a fire access lane, and space for turning around shuttles, fire trucks, and <br />automobile circulation on the site. <br />On the western edge of the property, the proposal includes the use of a historic building <br />positioned near the intersection of Highway 42 and Empire Road for maximum public <br />visibility.
