Martell, Planner II <br />LOCATION: Coal Creek Trail Extension / Approximately 150 feet directly across <br />from Coal Creek Golf Course Clubhouse entrance / Dillon Road, near <br />pedestrian underpass (see location map for details) <br />ZONING: P-OS - Planned Community - Open Space <br />REQUEST: Case #03-003-FL - Approval of a Floodplain Development Permit to <br />allow for the construction of a bridge spanning twenty-two (22) feet <br />across the existing drainage ditch/swale near Coal Creek - within the <br />100-year floodplain zone <br />BACKGROUND: <br />The subject site is located on the excess property of the Coal Creek Golf Course, along Dillon <br />Road, approximately 150 feet directly west from the golf course entrance drive. <br />The proposed bridge would span the drainage ditch/swale which drains the existing storm <br />sewer area north of the bridge area, (across Dillon Road), which then connects into Coal <br />Creek approximately 25 feet directly south of the proposed bridge placement. The purpose of <br />the bridge is to continue the connection of the new Coal Creek Trail from Hwy 36/Superior <br />Town Hall to the existing trail on the east side of Dillon Road at the Golf Course Clubhouse. <br />(Please reference the Boulder County site location maps included with the application packet). <br />The location of the proposed bridge is within the 100-year floodplain of Coal Creek. Because <br />of this, a Floodplain Development Permit is to be secured by the applicant to begin the <br />construction of the bridge. (A Floodplain Permit is to be reviewed and issued by the City, <br />specifically the Board of Adjustment per the Louisville Municipal Code, Sections 17.56.120- <br />230, more specifically 17.56.160 A-E). <br />SUMMARY: <br />If the Floodplain Development Permit were issued, it would meet the important recreational <br />goal of the Intergovernmental Agreement (IGA) signed by the City of Louisville, the Town of <br />1 <br />
