ri <br />LOUISVILLE PLANNING COMMISSION <br />STAFF REPORT <br />July 9, 1996 <br />ITEM: <br />APPLICANT: <br />OWNER: <br />CURRENT ZONING: <br />PARCEL LOCATION: <br />REQUEST: <br />BACKGROUND: <br />Site and Surr endings <br />Preliminary/Final Subdivision Plat - Boulder Valley School <br />District - Public Hearing. <br />Boulder Valley School District, represented by Mr. Donald <br />Orr. <br />Same <br />Planned Community Zoned District - (PCZD) <br />South 2 of the Northwest 1/4 of Section 20, Township 1 <br />south, Range 69 west. Adjacent and east to 88th Street, one <br />half mile north of US 36. <br />The landowner/applicant is requesting approval of a <br />preliminary/final subdivision plat. <br />The property is located adjacent to, and immediately east of 88th Street. The property has <br />historically been in agriculture use, with exception of coal mining, which has left a subsidence <br />area at the northeast corner of the property. Subsidence potential rating is "low" based upon the <br />Boulder County Subsidence Report. <br />Directly to the west, beyond So. 88th Street is the Health Park subdivision, zoned Agriculture, <br />which was annexed as the "Spicer Annexation" in 1988. The proposed subdivision boarders 80 <br />acres to the south owned by STC Real Estate Corp., which was annexed to the City of Louisville <br />in 1981. Unincorporated parcels boarder the property on the north and east. <br />
