PC:Zl) Plan <br />The Planning Commission approved a resolution on April 11, 1995 recommending approval of <br />the annexation and PCZD general development plan for the 80 acre parcel. As the annexation and <br />zoning have been approved by the Commission, the subdivision is the only item requiring <br />Commission action. <br />A revised general development plan has been attached as an informational item. The General <br />Development Plan reflects a primary parking and circulation system, a distribution of facilities and <br />associated athletic fields. The K-8 is proposed for -completion by September of 1997, with a total <br />square footage of 102,000 sq. ft. The high school is proposed for completion approximately one <br />year after the K-8, with a total square footage of 220,000 sq.ft. <br />Revisions to the PCZD reflect provisions in the approved intergovernmental agreement (IGA) <br />between the District and the City. The plan now reflects two development parcels totaling 5.3 <br />acres adjacent to South 88th Street. A listing of allowable uses provided on the plan are consistent <br />with those provided for in the IGA. These uses, including the District facilities, are determined <br />to be compatible with the PCZD - Commercial zoning. The IGA provides that the two <br />development parcels will be subject to the standard PUD review process. The development <br />parcels will be subject to design/development standards (attached) drafted by a consultant to the <br />District, and adopted as an exhibit to the IGA. The design standards address site planning, <br />landscaping, lighting and signage standards. <br />Two primary vehicular access points will provide access to the development parcels. These will <br />occur on South 88th Street aligned with St. Andrews Way and the K-8 driveway off of Campus <br />Drive. Direct access to the development parcels will be prohibited from Campus Drive. The <br />District is required by the IGA to install connecting sidewalks to school buildings and coordinate <br />the sidewalks on the campus with the proposed 88th Street pedestrian underpass proposed at the <br />northwest corner of the District property. As a provision of the IGA, the underpass is a City <br />obligation. <br />Subdivision Plat <br />The District is requesting approval of a preliminary/final subdivision plat to accomplish two <br />objectives. The plat subdivides the development parcels as proposed Lots 1 and 2, as well as <br />dedicating right-of-way on So. 88th Street and Campus Drive. The District is dedicating up to <br />60 feet of right-of-way for street improvements on South 88th Street, an 70 feet of right-of-way <br />for Campus Drive. <br />The IGA has waived the open spaces dedication requirement for the District campus , and the <br />development parcels. The District is required to enter into an agreement to permit Louisville <br />residents access and joint use of the Districts' open space and ball field facilities. <br />2 <br />
