A request for a minor subdivision replat for a two-lot single-family residential <br />subdivision. <br />. Subject property originally subdivided in 1904 as part of the Capitol Hill Addition <br />Subdivision and is currently under single ownership and includes 4 lots, Lots 21 - 24 in <br />Block 7. <br />. Property is zoned residential low-density (RL) which requires a minimum lot size of <br />7,000 SF and a minimum lot width of70 feet. <br />. The subdivision plat proposes Lot 2A to be 6,250 SF and 50 in width and Lot lA would <br />be 52 feet wide and 6,500 SF in area. <br />. The requested reductions from the RL zoning requirements were reviewed and approved <br />by the Louisville Board of Adjustment (BOA) through a variance application approval <br />granted on February 15, 2006. <br />. Each of the proposed lots has public street frontage on either Grant Ave or Grant Ave and <br />Short St. with rear access from a IS-foot wide alley. <br />
